Kuwait ARCENT Bases and living?
Does anyone know about the Army bases in Kuwait and where ARCENT Civilian Personnel Office is? Do they supply you with accommodations or a trailer? How far is Kuwait City from Camp Doha and the other one? Can woman drive there? Serious question that need SERIOUS ANSWERS!!!
How do I send my tenants rent reminders by text?
I have had a tenant be late twice on rent.Once during the Holidays, I forgave, he called me and let me know and dropped off a check. Fine.The second time, I was not so easy to forgive. On the 4th day I had yet to receive payment, I documented everything.My text said, “I have not received rent payment”.I was given the excuse that he did not know he ran out of checks.I told him that was not acceptable and that rent is due on the first.I also talked to him in person and told him that rent is due on the first of the month and that there is no excuse for late payments as I am responsible to pay the mortgage on time and it is always paid on time.I also sent him a document in the mail reminding him and having him sign that ‘rent is due on the first of the month’.The next month I received the rent before the first of the month.I believe my message got through, however, if it did not, I have it documented on the second count when the rent was paid, because, legally in the state of Massachusetts, I have grounds for eviction after the first day being late.Which is why it is important to know and understand your states or counties laws.Other people have mentioned ‘late payments’ here.In Massachusetts, it is ILLEGAL to charge a tenant late payments and can get you in big trouble over here.Please be cautious when taking advice over the internet and again, always know your state and/or counties laws.Good luck to you.
