What is the role of a quantity surveyor in a construction site?

There are various roles of a QS in the construction industry. Below are a few related to the construction site.Estimation of material quantities - A QS will measure the drawings and calculate the quantities of materials to procure such as Cement, Sand, Aggregates, Steel, Bricks, Blocks, Tiles, paint, etc.Procuring Contracts - A Client’s QS will issue Tenders/RFQs, hold negotiation meetings, finalise contracts, issue work orders/agreements etc. Contractor’s QS will estimate quantities and do rate analysis to submit a tender.Monthly bill checking - A Client’s QS will check the contractor’s monthly bills / contractor’s QS will prepare monthly bills based on work done on site.Material reconciliation - The QS will prepare a Reconciliation statement based on the Qty. of Materials received, Qty. of materials used, balance on site and then calculate the material wastage.Preparing reports - The QS will prepare monthly Cost reports, progress reports, Cashflow reports etc.

What is Variation order in quantity surveyor?

Q. What is Variation Order?When the client gives a certain job to a Contractor, it is called a Work Order. This work order is based on certain scope of works which is defined by the design, drawings, specifications and other documents enshrined in the contract.When the Contractor is required to do certain things outside this defined scope of works, either by means of the client’s instructions to do so, changes in design, statutory requirements etc. then they are issued what is known as a Variation order to the original work order.E.g. A Subcontractor is given the work of Excavating in soft soil. While excavating they come across hard rock. Then they will be issued a variation order to excavate the hard rock as the original work order mentioned only soft soil.

What is Variation order?

A variation order is issued whenever there is a variation to the contracted works. This may include adding or omitting work, increasing or decreasing the quantity of any work, changing the character or quality of any material or work, the order in which the works proceed etc.How and who values variation orders should be included in the contract documents. Not all variation orders require a variation in the contract cost e.g. substitution of similar materials or a change in the colour of a material. Variations can be requested by either the Contractor or Principal or come about as a result of conditions outside the control of either party e.g. bad weather.In construction projects the most disputed variation orders are extensions of time, particularly where concurrent delays (a delay caused by the Contractor and a delay caused by the Principal both negatively affecting the critical path occur simultaneously) are concerned as these often have significant cost attached.
