Can I Get A Housing Voucher Section8 If I Owe An Apartment Complex

What are the cons of living in a Section 8 apartment or complex?

For voucher holders, Section 8 has almost no strings attached, so it’s basically free money. There aren’t many cons, at least for voucher holders. With that said, they may not like their neighbors. Section 8 housing, given its very nature of catering to lower-income Americans, sees a higher incidence of social problems such as substance abuse, crime, etc.Landlords tend to be more lenient on Section 8 tenants as well. It’s more difficult to evict Section 8 tenants, so landlords don’t enforce lease rules as strictly. That means the standards for behavior among the neighbors are simply not as high.Hope that helps!Brian

How do you know if an apartment complex is a section 8?

I think I might be living in a section 8 apartment complex. My wife and I moved into our apartment complex, The Resort at Valley Ranch (formally known as The Champions at Valley Ranch) in Irving, Texas back in May.

We've been having some problems with the complex, such as the water constantly being turned off on a monthly basis, pests, wall paper falling off, etc. I should have read the reviews about the complex before moving in, which is my fault. Though from reading the reviews, there was one individual saying that the apartment complex is a Section 8. I think this could be true, so how do you find out for certain if you're living in a Section 8 apartment complex?

Section 8 Housing: How can I get apartments to lower their rent to $750 from $825?

The best way to negotiate rent with any landlord is to compile a complete profile of yourself, credit report, job letter , landlord and character references, proof of ID, proof of income, proof of timely rent payments (your share of rent), video tour of your immaculately clean unit, awards, diplomas, etc.. Then you should hire an agent or broker that specializes in sec 8 housing so they can effectively use this information to negotiate on your behalf and justify to landlord the merits of having a quality tenant at a lower price rather than a sub par tenant at a higher price. But whatever you do, you should not engage in any side deals with landlord. It is a direct violation of sec 8 rules and regulations and could get you kicked out of the program.

When looking for another apartment on section 8, will section 8 pay for a hotel until an apartment is found?

Section 8 is a federally funded program administered by HUD and run by individual state Public Housing Agencies (PHA), sometimes known as a "Housing Authority." The “tenant based” section 8 program, commonly known as the Housing Choice Voucher Program, pays a landlord with a privately owned residential unit some or all of a tenants’ RENT.The amount of rent that the federal government will pay under the federal housing Choice voucher program (Section8) is predetermined per geographic area on a annual basis. The government has established FMR (Fair Market Rent) values for each county in the country. These FMR values, broken down by bedroom size, reflect the maximum amount of rent payable to landlords that participate in section 8 program. These values are calculated assuming landlord will pay all utilities for rentable unit. If utilities are not included in rental price, the estimated cost of each nonincluded utility is deducted from the maximum allowable rental price (depending on average costs of utilities in a given area). In a Nut shell a PHA participating in the Section 8 Housing Program is authorized to pay RENT (Studio to 6 BR or higher) to an landlord subject to inspections and submitted documentation from tenant and landlord. The budget submitted by a PHA under Section 8 does NOT allocate funds to pay for Broker fees, Security deposits, moving expenses OR temporary housing needs such as a Hotel or Motel. If landlord agreed to pay for utilities this expeniditure is usually absorbed in voucher size amount. The good news is there are state run organizations such as DSS & charities such as Family Service League that are designed and budgeted to deal with temporary housing needs. To find a charity or government orgaization to help you NOW while you wait for section 8 to kick in you can go to:Find Charity

What does it mean if an apartment complex accepts the "housing choice voucher program"? I don't have a voucher.

The Housing Choice Voucher Program is the federal government's major program for assisting very low-income families, the elderly, and the disabled to afford decent, safe, and sanitary housing in the private market. Since housing assistance is provided on behalf of the family or individual, participants are able to find their own housing, including single-family homes, townhouses and apartments.Housing Choice VoucherIf you don't have a voucher, you can still live there, you just pay full price.
