S&P averages a 10% return, why would you ever invest 100k in real estate over the markets? Is it merely for diversity?

A few thoughts come to mind:1) It's possible to make a good return on investment with real estate even if the property value never appreciates. A decent real estate investment calculator can easily show this. It's much harder to earn a good rate of return if the S&P is flat (i.e. never appreciates). Even if you factor in stock dividends in a flat market, I doubt you'd be earning 10%.2) Regarding that 10% number... there can be a significant difference between 'average' and 'actual' returns. If you're assuming that you will actually experience a 10% per year return, this is flawed. Even if you bought an S&P fund and never touched it your actual results will be different than the historical average. It's based on when you start, stop, dollar cost average, etc. It has to do with what's known as the "sequence of returns risk".3) Why not think of strategic ways you can invest in both? Not everything needs to be a comparison in an attempt to only pick the "best". A simple example: you could take the net monthly cash flow from your real estate and systematically invest it in the market. Or borrow against your real estate equity to invest in the market (especially when there's a good opportunity). Or buy a property after selling a highly appreciated stock position. Etc. Etc. This has to do with what's known as the "velocity of money".4) What's the end goal? For most of us it's to eventually live off investment income for the rest of our lives. Consider how different the income streams could be from either real estate or stock market. Current wisdom suggests that a safe withdrawal rate from a stock/bond portfolio during retirement is around 3.5% annually. So $1M in your 401(k) might provide $35K a year. How much would a $1M real estate portfolio provide? Could be less. Could be substantially higher.
