Yes, you can replace the padding only. I do it all the time. Especially when I have a flooded house or apartment. There are a few thing to remember though; Is the carpet to old or worn out to be restretched? Is the webbing intact, or is it crumbling and disintegrating? Take care when pulling up the carpet. The carpet is stretched over the nails in the tack strips which are angled to grasp and hold the carpet webbing (the mesh that holds the carpet together). If you yank the carpet towards you, it might tear the webbing. The best thing would be to release the tension by restretching with a carpet stretcher and pulling it up then. You're going to need a stretcher anyways to put it back in right? You can rent them fairly cheap at an equipment rental outlet. You can also rent the seaming kits for which to join two pieces of carpet together which you might need if you have to separate any pieces to remove a section. Seams are usually in doorways and such. If you do remove a piece, put it back in the same direction it came out. Don't turn it. Good luck then.

If you think that they are over charging you in the price, is that because you believe that you did something to warrant them to replace it? If so...$800 is an adequate amount for replacing that much carpet.

However, if you did not have a pet that tore the carpet, or you did not burn the rug or leave any other stains that can possibly be cleaned or shampooed out then you might not owe anything. Right now it sound (since you didn't take pictures) like you have a he said she said battle going on.

Refer back to your original contracts. If it doesn’t state in them that you are responsible for the upkeep of the carpet (i.e. normal scheduled cleanings), then the normal life expectancy of a carpet in an apartment is 5-7 years (estimation only). Therefore what the apartment wants to do with the unit after it is vacated is up to them. They can clean it or replace it, but on there dime. Once again, refer back to your original contract to see the move-in and move-out conditions and requirements.

If they haven't replaced the carpets already, try to get back into the unit and take pictures. Lastly, unless you did something to the apartment that you are not telling us, they can only use, up to, what is in the escrowed deposit account. Otherwise the rest is on their dime, unless you damaged, broke, or did something to the place that as a result cost more than what is in your account, they can go after you for the difference.

I spilled bleach on my carpet. Will my landlord take part of my security deposit when I move out?

I had a tenant that had dripped hair dye on the carpet in three rooms, then attempted to clean the hair dye out with bleach.I saw it before the bleach and after and both situations were bad. When you consider that it could cost a few thousand dollars to replace the carpet, and that would typically be more than the security deposit (in which case I would be going to the renter’s insurance company and having the tenant pay the deductible from the deposit) it would be surprising if you got any deposit back.However in this situation, the carpet was a tan color, and the tenant contracted a person to re-dye the carpet. Initially I told the tenant that they could try that, but if the carpet is still a mess afterward they would lose their deposit and probably have to suffer the insurance claim.Surprisingly the re-dyed carpet was virtually immaculate. I could not tell where the spots had been or where the bleach had been. They also didn’t cause any other damage to the unit, and were otherwise quite careful, so I did return their entire deposit.One option is to take care of the issue prior to move-out at your own expense. Perhaps have a carpet re-dyer person show up and give an opinion and estimate, then talk to your landlord and explain the issue and what you are planning to resolve it.
