Is It Smart Becoming A Real Estate Agent

Should I become a real estate agent?

Here's how I qualify:
-My Outgoing Personality
-Having Asperger Syndrome, helping me be able to memorize facts & statistics
-That drive and passion for something I love
-Wanting to someday raise a family, while living in an ideal home after making sales on homes

I'm also planning to take a real estate class at my local community college real soon. Let me know what you think, thanks!

How do you become a Real Estate Agent...?

You have to take a specific course, there are real estate schools that give them and typically the larger real esate firms give them also. After finishing the course you take 2 tests, one on general knowledge and one on info specific to your state. Once you pass those 2 tests (may take a few tries - the tests are pretty hard), you are not licensed. Next you find a broker to work under and sign up to work for/with them. They give you a place to work and review your work, you in turn split your commissions with them (according to a pre-determined split you work out with them). After a few years you can become a broker but this is a pain in the neck - gotta be real serious to go it on your own.

Becoming a real estate agent?

I m 21 and nothing interests me in college. So i liked the idea of real estate. How hard is it selling a house? I know its a difficult question to answer, but considering i put in 40 hrs a week, and dedicate myself to this job, How much homes will it be possible to sell in the first 1-2 years?

I'm becoming a real estate agent, should I set up an LLC for tax purposes?

It wont help generally for tax purposes as you will be a single member LLC and a disregarded entity, meaning you will be paying it as an addendum to your personal tax return. I am not saying this as an Attorney (I am not, I have passed the bar, but have been avoiding getting admitted), but as someone who set up an LLC for my independent contractor status at my current job and i can tell you THE reason to do it is not for tax benefits, but for liability protection. It will take you two hours and $300 max and it will prevent anyone who decides to sue you for "misleading them" or whatever from being able to take your personal assets.  in conjunction with the LLC, I set up a corporate banking account (had to get an EIN to do so) so they couldn't "Pierce the Veil" (you should consult an attorney on all this, especially if you have questions on piercing the veil). I cant say what I did was the right way of doing things, but as someone who has done something similar, hopefully you can take my story as a guidepost when speaking with a professional to help you with all this (you can technically do this all without an attorney, but I am required by conscience and the ABA to suggest you consult one).

Is it a good idea to become a real estate agent?

the first 2 posters don't know what they are talking about.

You need to understand that you earn money when a house sells.

yes, it's a "crappy" market - BUT ONLY FOR SELLERS! Buyers are purchasing and getting GREAT deals. And the agent gets paid, even if the seller losses money.

And this is a great time to get in and LEARN. Being a realtor is much much more then writing a contract. Anyone can do this. It's marketing.

Is it worth the time and effort to becoming a real estate agent?

No matter what sales career you get into it will be grueling. The fantasy of having your own hours and being your own boss is simply that, fantasy.Real estate more than most. People call you at all times of the day and night and on weekends. You spend endless hours prospecting for new clients (your friends and family eventually run out. Only so many of them need to buy or sell a house). You have to deal with lots of rejection.  People will lie to you, procrastinate about making decisions, tell you one thing and do another.  That's just the clients that are on your side. You also have to deal with other real estate agents, mortgage brokers, appraisers, home inspectors, title company people and on and on. The agent on the other side of the transaction may be competent and ethical or he may be totally incompetent and lazy and unethical, to boot.At any point along the process the transaction can fall apart and you will get paid zero. Nadda. You need to keep a pipeline full of people who may do business with you and/or are somewhere in the process of buying or selling a house. It can takes a few months to years depending on the client and their criteria and preferences. In the meantime, you are not only not receiving any money you are spending money in gas and wear and tear on your car, your time and your family life (if any). The bottom line is that it is not for the weak of heart or the lazy. You have to bust your ass and make it happen or you will lose money by the bucketful.

Will 2018 be a good year to become a real estate agent?

I think real estate is a great profession to be in, it doesn’t matter what year it is. There are a lot of advantages of being a Realtor and benefits you can provide for yourself and others. To give you a quick answer based on what I think you might be asking, this is my opinion for 2018; It will continue to be a good year for real estate in general. I don’t think prices will continue to rise at the rate they have been but I also don’t see sales really falling off. The market will level out more but it should still be a very profitable time to be involved in real estate. However, to answer this question thoroughly you really need to provide more information. What is your financial situation? What are your family responsibilities?Does your spouse work? What’s your risk tolerance? These are just some that I’d immediately think of and dig into when I’ve had people ask me about starting a career in real estate. You are an independent contractor and you eat what you kill. That hunt can take awhile too. Especially as you get into commercial real estate. The biggest thing with commercial real estate is the purchase duration. If you had a client go under contract day one, realistically it may be 6 months before you’re paid and can easily be 2 years, depending on the deal. Residential is much quicker (i.e. 30 to 45 days) but the $ is much less per sale.If you have savings, or a spouse that can support the family, this is a great situation to come into real estate in. You don’t have the pressure of producing day one. You don’t want to be that pushy agent who really isn’t interested in your clients best interests, but rather when you are being paid.Commercial agents can make a ton of money, but they can also have one $150,000 deal in a year - so what happens if that deal falls through? You have to have the tolerance and financial abilities to withstand these dry spells. If you can get in, do it. It’s something that will help you get ahead, especially if you start using it for personal investments. It doesn’t hurt to be able to save on the commission as well.
