Unreasonable demand by the landlord for moving out.?

We gave our sixty day notice and received a move out chore list. I understand hiring a carpet cleaner and washing the walls and the floor. But they want us to fumigate the house for fleas because we have two dogs who never had fleas. Plus they want us to repaint an entire wall with a matching color for one nail hole. Our contract states that we receive the security deposit back if the house is clean and that there is only normal wear and tear. We live in AZ

Is it unreasonable to have my husband hand wash some of my things?

Given your role reversal, it would not be unreasonable to ask him to do it, but he may need to be taught how. And even if you show him, you might not be happy with the results. My hubby is willing to do any job around the house that needs to be done, but he is not good at some jobs, so I prefer to do them myself. Hand washables falls into that category.

No, it's not legal and yes, you can. Primarily on the audio side.Federal law, and New York law, require that at least one person in a conversation be aware that they are being audio recorded. So if your roommate wasn't part of the conversation you were having with someone else, in particular they were out of earshot, than it is an illegal recording. Unless signs are posted that audio recording is done on premises. Or if there's a wiretapping warrant.That's why you see signs on the door of some stores, etc "audio monitoring on premises".  The law states that we have a reasonable expectation of privacy in conversations. We assume if no one is standing close by, that our conversations aren't being heard by anyone else. We don't have that same visual sense of privacy, except in places such as bathrooms and changing rooms. As to video in your home, it's a gray area in the common areas, since it's your roommate. If you lease an apartment or home, you have the expectation of visual privacy throughout, presuming the drapes are closed. A landlord cannot put cameras inside the house anywhere, without telling you. But having a roommate is different. On the other hand, if you know the roommate is out, you would have that expectation of privacy throughout the home, so you likely have a case there as well. So I would definitely have them removed, and decide if you want to move out or have them move out, and if you want to pursue a civil and/or criminal case. Obviously you need to talk to an attorney.

No, it's not expected that the host would come and go. When you rent an entire apartment, you have a reasonable expectation of privacy during your stay.Owners should have a right to inspect the property occasionally, especially if they have some reason to believe it needs inspecting. In fact, I think this would extend to renting a room as well. While renting a room, the owner should not enter the room without giving you some indication that they plan to do so.I'm not sure how, if at all, this is covered in Airbnb's agreements, though. When I used to rent my place on Airbnb, it was never specifically called out to me by Aibnb as something I should or shouldn't do.
