How long does it take to get evicted after not paying rent for an apartment?

There was a recent question where a tenant had not paid rent for two years, another where rent went unpaid for four months - and that is just until the landlord woke up to get the eviction started. There are certain preliminary steps that are required by law, such as furnishing a "notice to quit", and those have some built in (by law or the lease) time periods before the eviction action can be filed with the courts. And then the court has to schedule the matter. And even if the landlord wins a judgment for possession, the tenant might still have an opportunity to appeal that decision and just might do so.Of course, there is a minimum timeline that you can calculate by looking at all of the timings involved and using the smallest - but even that can vary by jurisdiction. For example, an eviction in a big city could take weeks or even months to get on the court schedule, whereas in a smaller town it could happen in short order.

How long can you typically go without paying your apartment rent if you got a 3 days notice to pay the rent or get out?

I assure you that not paying your rent is one of the worst decisions that you can make. Your life will not be the same after an eviction. It can be a very traumatic experience.Every state is going to have slightly different eviction laws but here in Ohio my company has a very large rental portfolio in the Cleveland area and this is how we handle tenants who do not pay rent.Rent is due on the 1st.Rent is late on the 2nd.We call tenants 3x day from the 5th through the 10th.We put up 3 day notices on the 10th.After the 3 day notices we file for eviction. Once we file we will no longer accept rent. At this point the non paying tenant can't pay or get out of the legal ramifications of their actions.We win the court eviction and get a write to regain possession of the property. The eviction remains on your record for life. It will be incredibly hard if not impossible to find another landlord willing to rent to you.We send in the bailiffs (guns drawn) to the home. If you do not open the door they kick it in and forcibly remove any occupants living in the home.Everything that the tenant owns is placed on the curb by a moving crew. They can clear out an entire home in about 2 hours. They are not vary delicate with your possessions. Everything stays on the curb until 5pm. Scrappers and thieves usually come by and steal anything of value. At 5pm we bring a dump truck and load up everything that is left and take it to storage. After 30 days in storage we take it to the dump.After all of the above a non paying tenant can also expect the following to happen.We take you back to court and sue you for back rent, legal costs and damages.We garnish your wages until all debts are paid off.As you can gather from everything above being evicted is a terrible experience that is 100% preventable by you. Do IAS officers make a substantial change to the lives of people?

A senior IAS officer, additional secretary to government of India with over 30 years of service experience, (Mr. X) told me this story. Once there was a old widow who was homeless as her house, a small hut, was destroyed by a hailstorm. She had no earnings either and could barely afford two square meals a day. X asked his BDO (block development officer) whether we can allot her a house under Indira Awas Yojana (IAY). He replied that although you can allot her a house but the list of 500 allottees have already been prepared and now the wait list is for 2 years.X went to his 'bungalow' after the office hours. But nothing went good for him. He had a fight with his wife, slapped his daughter and also badmouthed his friends. Over a period of week, he developed gastric ulcer, extreme stress, hypertension, insomnia, became extremely irritable and miserable. Whenever he went to sleep, the old widow's face flashed in front of his eyes and he just couldn't rest for a moment. He again called his BDO in the office and asked him to find a way to allot house to the widow no matter what. BDO said that there is a quota of 3% for physically handicapped under IAY. But X thought, though making a fake handicap certificate was a child's play for him considering his power and authority, yet it was not morally correct and his conscience did not allow him to proceed. After this, he himself went through the provisions of the IAY and finally, came across a provision under which a house can be alloted to those who lost it due to a natural disaster. So, finally after all the challenges and troubles, he overcame it and made sure that the house was allocated to the widow. He still cherishes that moment as the happiest in his life.Few years down the line, when the BDO was about to retire, he asked Mr. X "There are millions of such widows in India and it is impossible for you to help all of them, so how does it matter."His reply is one of the most apt I have ever come across to such a question. Mr X just remarked, "It mattered to her".

How does the muffler delete mode affect a car's horsepower and torque?

If the car is an OLD car, one built twenty years or more ago, removing the muffler will probably result in a noticeable gain in power at high engine speeds. At lower speeds this will not have any significant effect.oThis will also result in the car failing mandatory emissions testing, meaning the registration cannot be renewed, and also likely result in being ticketed by the police for having a vehicle that makes too much noise and for driving a vehicle that has been illegally modified.On newer cars, changing things on the exhaust system is apt to result in LESS power, rather than more, unless you replace any original parts with high performance parts, properly selected and installed.Simply doing away with the muffler, or disabling the sensors that measure the temperature and composition of the exhaust will force the engine computer into “limp home” mode, which means it will produce LESS power than usual. Warning lights will light up in the instrument cluster, and the computer will set trouble codes.
