Accounting question.?

Debit: Land (long term asset) for 90,000
Credit: Cash (short term asset) for 10,000
Credit: Note Payable - Land (long term liability) for 80,000

You are adding the entire asset to your books therefore you are increasing the "Land" asset account by debiting it for $90,000 (the full value of the land). You are decreasing cash by crediting it for the amount paid in cash which is $10,000. And finally you are increasing a liability (Note Payable - Land) by crediting $80,000 which is the amount you owe. As the amount owed is paid (possibly periodically) you will be posting the following transaction:
Assume the payment is $10,000 each month:

Debit: Note Payable - Land for $10,000
Credit: Cash for $10,000

You post these entries each month (8 months in total) until the liability is completely cleared out of the books.

I am an accountant. This is a very basic transaction. 100% positive this is corret.... 99.99% postive this is what your teacher wants. You know teacher even they don't know what they want sometimes. Hope I could be of your help! :)

How can we as a country promote alternative energy, use less foreign oil and reduce global warming?

We as a country first need to be more conservative. We can't be so wasteful in our use of energy. Almost all forms of energy have their downsides. Windfarms are a blot on the landscape (many in Europe think they ruin natural beauty), it remains to be seen if Nuclear energy is completely safe, ethanol fuel will produce H20 which is as bad a greenhouse gas as CO2 (if not worse). Solar energy is probably the best, but it is very expensive. Right now, politicians need to urge us to reduce consumption (and politicians can start by reducing their own consumption). Campaigns waste loads of resources...

BASICS OF CAPITAL BUDGETING NPV, IRR, finance problem?

Ethan, you simply are asking for too many questions to be answered here, and the drawing of some graphs which cannot be done in YA. On top of that I don't understand the garbled numbers you listed for the cash flows and therefore cannot attempt to answer it. But here is an online financial calculator to solve for the NPV and the IRR:

Why do we focus on cash flows instead of profits when evaluating proposed capital budgeting projects?

Mainly because we need a way to rigorously (or as rigorously as possible) account for the time value of money and the risk of the investment -- i.e. we need to perform discounting, and discount rates are for cash flows, not profits.  Cash flow is also generally easier to forecast than profits, which involve applying a bunch of accounting rules. Finally, accounting principles are designed to give conservative (low) numbers, whereas when doing capital budgeting you want a "best estimate" -- risks around your estimate are supposed to be accounted for in the discount rate.

What is the role of a business analyst in an IT company?

In IT companies a Business Analyst is a person who should be wearing multiple hats.(1). Pre-Sales: For the new prospective projects once the initial calls / meetings have been done by the sales team, a Business Analyst is supposed to have meetings with the stakeholders from the client side to understand what exactly is the product or project needed, consisting of high level functionalities, features etc.Once Business Analyst has enough clarity on the project based on this meeting, he should be making the technical proposal consisting of the IT solution for the client's problems, or the project. This solution may consist of modules needed, high level features of each module etc.Proposal would also contain the proposed team structure consisting of the number of senior, junior developers, leads, project manager, business analyst etc needed; approximate time needed and the approximate cost.(2). Requirements Elicitation:Once the proposal has been sent to the client and ultimately the company has got the project, Business Analyst comes in between the SDLC (Software Development Lifecycle) for requirements gathering phase.A Business Analyst organises requirements workshops with the client teams to 'discover' and detail out each and every requirement in the project. After all those sessions Business Requirements Document (BRD) is created that contains all the details of the requirements gathered. So, this document can be considered as the 'bible' of the project. After the iterations and corrections in this document are done and the BRD has been approved by the client, next step is to create the Wireframes of the various screens for various users that may be needed and also creating the FRS (Functional Requirements Specifications).FRS consists of all the details such as Business Rules, Use Cases, Functional Requirements, Non functional requirements, Integration requirements and various diagrams to further clarify such as Context Diagram, sequence diagram, data flow diagram (DFD), activity diagram etc and hence this further details out the project to be built. All the above stated tasks are undertaken by a Business Analyst in IT sector.Hope this helps.

What is capital rationing?

Capital Rationing occurs when a company has more amounts of capital budgeting projects with positive net present values than it has money to invest in them. Therefore, some projects that should be accepted are excluded because financial capital is limited.
This is known as artificial constraint because the management may dictate the amount to be invested for project purposes.

It is also the artificial constraints because the amount is not based on the product marginal analysis in which the return for each proposal is related to the cost of capital and projects with net present values are accepted.
