What are carpet, built-up and super built-up areas? If I'm looking at a duplex with a plot size of say 1000 sq.ft and built-up area of 800 sq.ft for the ground floor, then does the total built-up area become 1600 for the house?

Carpet Area?As the name suggests, carpet area means the area of the property where you can lay your carpet, measured wall to wall (Checkout the illustration below). This is the actual area which you can call your personal space and you should be really concerned about.Areas included in Carpet Area•All Rooms – Living Room, Bedrooms, Dining Room, Dressing Room, Other Rooms.•Kitchen and Bathrooms•Stores and BalconiesAreas not included in Carpet Area•External and Internal walls•Common AreasNote: Balconies are included in carpet area calculation whereas terraces (if any attached to a unit) are generally sold separately at a lower per sqft rate because terraces are not included in FSI calculation of the developer.Built Up Area/ Plinth Area?Built Up Area or Plinth Area is the total covered area of the apartment or commercial property unit. As a rule of thumb, built up area can be calculated by adding 10% loading factor on carpet area. This term is not so important while buying a property as almost all developers sell the property on super built up area. However, this term becomes important while dealing with government departments for eg. What is the cost of building a house in the Lahore/Karachi/Islamabad area of Pakistan, not including the price of land?

I built mine in Karachi recently at about PKR 2,700 per square foot. We started out expecting it to be around PKR 2,200, but:a) There has been considerable inflation in the cost of raw materials, like cement  and steel. Contractors have also inflated their charges by about 20% from last year.b) When you get down to building it, usually you end up going for the finer finishes (assuming you're building to live). Contractors are able to build houses for less than PKR 2,000 per foot. They are able to achieve this cost point by putting in cheaper structural materials, like steel, cement, electric wiring etc. And of course, they build templatized houses and drive efficiency from there.To summarize, if you are building a house for yourself, keep a budget of around PKR 2,500 / foot. And don't buy houses built by contractors (thakaydaars).

Is Shamshabad area in Hyderabad a real estate gold mine?

I will go anonymous because its a 100 crore property deal.I am a reputed property developer and builder from Bangalore. I bought 5 acres of land in Chegur village in Shamshabad which was deleted from 111 GO village list. The property seller was asking 25 crores a acre. I have paid 20 crores a acre, 100 crores for 5 acres. I am optimistic about rapid development of Shamshabad area after complete withdrawal of 111 GO. I will buy more land after withdrawal. I am developing a luxury villa project in chegur which is in close proximity to international airport. I have applied for project approvals from HMDA, GHMC, SEIAA, GP.Currently, Hyderabad is the only city in India with cheap land prices and stable state government. Only city with highest office space and commercial space absorption. I think Hyderabad’s next big real estate boom has started and It is going to continue for another 15–20 years. Hyderabad will overtake Bangalore as IT capital of India.

What is the minimum distance allowed by the law, between two buildings in India?

The minimum distance between two buildings is geographically subjective and rational. The location specific development regulations that complying the respective master plans that are prepared by planners. These Urban planners set up the criterions and dimensions by drawing power from the planning legislations.( In India, the prominent legislation of planning is - Town and Country Planning Act)The Dimensions are vary from single buildings to multi storey builds. Based on their height, plot coverage the setbacks are mandated. These setbacks are formed by considering the ventilation, lighting and other relevant factors.( Relevant factors - geographically subjective)For example,if you are in an island and you want to build a “burj khalifa type structure” , then you should consider the oscillation movement (numeric value ) that could cause by an earthquake. Further to know the rational distance between your building and the other one is obtained by multiplying the oscillation movement and the height of the building.The height of the Burj Khalifa is about 830 meters.Let’s assume, the oscillation movement ( caused by potential earthquake) is 0.45Then, the distance of which the next building ( in other words, the setbacks of the building) could able to exist or will erect is (830*.45 = 373.5 meters). 373.5 meters apart only.Fortunately, Technology could help us to reduce the distance between the buildings because the land in urban areas are scarce.
