At What Location Would You Build A Custom Million Dollar Home

If you had 1 million dollars to build a custom house on vacant land in a suburb of your choice, what would your custom house be like?

This solar-powered, 3600sf quadplex made with SIPs (Structural Insulated Panels). It has 2, 1200 sf, ADA compliant apartments downstairs and 2, 600sf apartments upstairs.I would use 8-inch thick (R32) wall panels and 10-inch (R40) roof panels.I would spray coat the exterior with polyurea and make it look like stucco.Then a standing seam metal roof with flexible PV glued between the seams.I would have Build Equinox CERV design the air conditioning systems,use heat pump water heaters and AWGs (atmospheric water generator) as dehumidifyers.All this will cost less than $1M but will be completely off grid. I could live in 1 apartment and rent out the other apartments to my parents and in-laws. I will do this in Independence, TX and use it as a concept demonstrator to build whole communities out of the idea and sell/rent to 55+ year-old seniors as Independent-Living.I am not well versed in waste water management or gardening but definitely have someone design my gardens to grow what we eat.

How much does it cost to make a million dollar house in your hometown?

A simple question with a not so simple answer.  As in all things concerning real estate, location has a major impact on final price.  An extreme example I recall from when we lived on the Florida Atlantic coast was a 800 square foot, cinder block home built in 1948.  Cost, one million...cash.  You want to hear the surf all night long, you pay the price.Building a new home has a few more factors that impact the cost versus value equation, one of the more important being homeowner involvement in the construction process.  If the owner is diligent in locating and purchasing select items, a substantial savings can be realized.  Doors, windows, appliances, granite and marble, cabinetry and mill work, are all examples of items that accrue cost savings.  The same may be said about landscape and hardscape.  This requires an owner that is willing to haggle and negotiate, of course, but the rewards are there.  The last custom home I built was done this way and we ended up with roughly $345,000 in hard costs and the home appraised for right at $1,000,000.  This is not a typical example, but it is not unusual for a final appraisal to come in at double the hard cost if one is very involved in the process.A final thought on the subject.  Do not think the discrepancy between hard cost and final price in the above example to be an amount that typically goes into a builder's pocket.  Builder's work with generally fixed costs and don't have the time to beat the bushes to get a deal.  They may haggle down a sub on the overall cost of his scope of work, but they are not usually involved in pricing all the elements in that scope of work.

This is a high end home that requires experienced craftsmen to build, especially with all of those angles and the interior woodwork, columns, tile, floors and all those details. You would be safe to say that this higher end home would cost in upwards of $250.00 to $350.00 per square foot to build, empty and move in ready. So, you are talking well over two to possibly three million dollars!!!

To furnish the place would be quite expensive, as well. Just one of those room size oriental rugs cost thousands of dollars. A home of this stature would need Interior Decorating assistance and be loaded with many custom features, like made to order upholstered furniture, bedding, over sized lighting fixtures and sconces, large scaled furniture, brass and silver accessories and perhaps even some valuable antiques. It could very well cost between five hundred thousand and seven hundred and fifty thousand to furnish this grand space.

Wow, I would just keep the money and go on a vacation for a couple of years :-)Just kidding (kind of).That’s a lot of money, congratulations. Honestly with that kind of money, you could buy several investment properties or a couple of commercial properties.I agree with Dion, definitely consult a financial adviser/expert.I think the key with investing such a large amount of money is definitely keeping enough on the side, not putting all your eggs into one basket, and not getting too excited.You should look for real estate properties and put in the amount of money you’re willing to spend and see what comes up.

If it is not, and if it is what the current market price for a house in that part of town is (I presume it is a nicer and richer part of town), then why not?Buy the house, and you will still have $3.05 million left. You have a (nice) roof above your head and no loan repayments to worry about.Assuming that you will not buy any more big ticket items (like changing your car/s), then keep $2 million in an investment fund that is reliable and is performing well. So the college fees for your two kids and perhaps even your retirement funds are taken care of. Since your oldest kid is 6, you have plenty of time for the investment to roll over. Just make sure you don’t touch it.You still have $1.05 million left. Keep $500,000 aside in a liquid investment for emergency funds. You still have $550,000 left.You can spend a bit of that on a family holiday or some luxurious items. Or it can be seed money to start a little business venture.I am assuming you and/or your wife will still be having a full-time job.

Land needs to be purchased. You did not say if you had the land already so I added that to cost.

Most castles are around 11,000.00 square feet so I factored that in. Can't build a castle on the cheap so marble and teak wood everywhere, plus stones from an ancient church in Switzerland.

Furnished of course with custom made furniture to match the splendor of the place. Old meets modern and knowing a 14th century king could easily be comfortable there while thinking the place magical, due to buttons lit up to control everyday things; Like the curtains, lights, fireplaces, and temperature.

I have a grand total of $84.6 million dollars plus my 20%.
