Can I Break A Lease Due To A Birth And Relocation

In California, after my one-year lease expires, does it become a month-to-month lease?

Yes.Read your lease to confirm the details.

Can I break a lease before I move in and get a full refund in CA?

That’s not really breaking a lease.Possession of the leased premises (i.e., “moving in”) is typically necessary in order to consummate a lease and establish a legal tenancy. If you have not moved in yet then there has been no tenancy established, just a signed lease. But you still have a fully enforceable contract. However, it cannot be enforced in “landlord/tenant” court because there is no tenancy, it’s just a contract. This would make it prohibitively expensive for either party to enforce. Most likely you cannot get a refund unless the landlord wants to give it to you, which would probably be the right and decent thing to do. This of course depends on your reason(s) for backing out of the lease, which you do not state in your question.

TERMITES- Can I break my lease?

If they tent the house you don't need to take a new born into it. They should try another method that would not in-danger you or your family.
You cant live in the house while its tented ether. This is a cause to break the lease if you have another place to go.
If they do not want to break the lease for you then they will need to place you in another house that is safe until the other house is safe to return to for your whole family.
Don't let them con you. The residue from the tenting is still there for years after its done.
You need to move if they tent the place.

Can I break a lease if I don’t feel safe?

You can always break a lease. But you are really asking if you can break the lease without consequence, and get your deposit back. Probably not. Now, if you can show specific evidence as to why you don't feel safe. Maybe.Say, if you have had multiple break ins. Or if a neighbor, who had the same landlord, is threatening you and the landlord takes no action. Those things might get you out of the lease. But generally, it takes a deficiency in the actual property that the landlord refuses to address, to get you out of the lease.Coming to the realization that you live in a dangerous neighborhood is something you should have discovered before leasing a property.None of that means that your landlord won't allow you out of the lease. But I don't think a court would find in your favor.

What can a landlord do if a tenant refuses to leave after an eviction notice?

That depends on what you mean by “eviction notice.”An eviction notice is issued by a court after a legal process in which the landlord has been awarded possession of the premises. The eviction process is handled by a court and, if necessary, by local law enforcement pursuant to a court order. If the tenant refuses to leave after the eviction notice has been served then he or she will be forcibly removed from the premises. There is nothing the landlord needs to do.A landlord cannot issue an eviction notice because only a court has the power to evict someone from their home. But a landlord can issue a “termination notice” or a “notice to vacate” or similar notices to the tenant pursuant to the terms of the lease. If such notices have been properly issued and served, and the tenant refuses to leave, then the landlord must file a dispossession action in the local civil court which, after due process, will result in the court issuing an “eviction notice” as described above.

How do I find rental houses and apartments in pago pago, american samoa?

I'm half Samoan--My father was born and raised in Pago Pago. American Samoa has complete control of their land and all land is owned by families and controlled by a family chief system. So, you cannot just go and buy/own a house unless you have Samoan blood etc. Most likely, you will have to go there and look in the local paper as well as around town to find people renting their family houses on their property. It's very cheap. You could probably rent a house for around 300 dollars U.S.

How to get rid of feral cats being fed by my neighbor "the crazy cat lady"?

Call the police. Chances are, she is breaking laws about the number of pets in and around one house.
Report her to the police for yelling at your kids, insist that her abuse stop.
Call her relatives if she has any, complain a lot.
Get together with the neighbors. The more calls to the police and animal control the more attention they have to pay to the situation. Flood the non-emergency numbers and they will pay attention.
It probably also violates her lease, if she has one. If you live in an apartment there are definitely rules against this sort of thing.
Look up health code violations.
Call the Feral Cat rescue people. A vet will have the number. See what they can do for you.
Antifreeze is sweet and poisonous, you could put a dish out after your kids are in bed and pick it up before they get up. It takes awhile to work, and they usually crawl away to die. It is illegal though, so don't get caught.
I am currently facing the same situation. I feel your pain.

EDIT
I just thought of another one. Call Social Services. They have to investigate crazy old ladies to see if they get enough to eat and they are clean and still able to take care of themselves. This goes a long way in saying she is incompetent.

My landlord only allows 4 occupants to live in the home at 1 time. I'm currently pregnant with baby #3. Do I need to tell him, is that grounds to terminate the lease?

I'm not a lawyer. Nor do I have qualifications in real estate management. But I can tell you the question cannot be answered because there are too many unknownsWhat legal system applies to you (where in the world do you live?)Baby #3 implies that you will shortly have 3 kids plus yourself making FOUR! Why didn't you think it important to tell us about the additional tenant(s)?Do you have a tenancy agreement or contract with your landlord? Is it fully endorsed and or notarised in accordance with all the laws applicable to where you live? If so what is the exact wording of the clause concerning the limitation of resident numbers?Do you need to tell your landlord? I think you probably should, although it might have been better having that discussion before getting pregnant (but, yes yes, things like this do just happen so I'm not judging, just saying — only you know the circumstances and I respect your right to privacy and freedom from sanctimonious judgment).I can only wish you well. If you've been a good and faithful tenant (rent always paid on time, property kept clean and tidy with no careless damages, and nothing but happy relations with your neighbours) then your landlord is likely to value you in spite of your agreement busting increase in family size. But without all the facts no one can give you proper advice.Best advice is this:If you have been a very good tenant, throw yourself on your landlord's mercy. Come clean well before the pregnancy becomes glaringly obvious. You might be surprised. If not you'll have at least 3 months to find a new home.Good luck!

What are my rights as a renter who has discovered chinese drywall?

The reason that I stated that I am almost positive is because we have researched Chinese drywall by watching videos, reading articles, conducting tests, and comparing images of copper wire from a home with defective drywall to our copper wire. I am not an expert so I will not state that I am 100% positive at this time. The specialist that I mentioned was a home inspector for another realty agency and he did a few tests of his own and stated that he is certain that we are living in a home with defective drywall. We have contacted the property management by email asking them if they would be able to provide us with a health inspector to properly identify if we are in fact living in a home with Chinese drywall but have not heard a response. The home inspector/realtor told us that the property management is held liable for the defective drywall as well as relocating us since under Florida law our landlord must provide a healthy living space. The condition report I spoke of was a sheet prov
