How much of a floorplan do you have to change if you take a commercially produced design for a home and want to sell your own version of the home commercially, without being sued?

How much of a floorplan do you have to change if you take a commercially produced design for a home and want to sell your own version of the home commercially, without being sued?I do’t think any self-respecting architect or designer will make minor changes to others’ commercial designs and call it their own.However, given the history of home designs and the limited variations available to designers due to construction codes, aesthetics, and other considerations and constraints, I imagine it’s possible to get away with it quite easily since home designers often take inspiration from others’ designs anyway.

If we want to change floor plan for first floor in residential house, can we build pillar at any random place in first floor irrespective of ground floor design?

Absolutely NOT!Why not? Well, let’s ask ourselves: What is the purpose of a pillar?Image credit: Google search.As shown here - the purpose of any load bearing pillar in construction is to direct the load (the weight of the structure, the people, the furniture, snow on the roof, etc… to the concrete footing which is supported by the soil. Engineers have calculated the most cost effective way to support all the weight (static and dynamic) of a residential house, and this is what they have come up with:Depending on the soils ability to support a load, your footing is going to change in depth and width. The footing is ONLY under load bearing walls - if we were to pour a footing everywhere (which we would call a slab) we’d pay for a lot more concrete than what’s necessary thus incurring needless cost.All of this to say-Can we build pillar at any random place in first floor irrespective of ground floor design?No. You know what happens when you put a pillar that’s load bearing and unsupported underneath?So… no.. please don’t put pillar at “random places” in the house.The loads supported by pillars need to be transferred to the soil. Adequately.Please consult an architect or an engineer when deciding where to put a pillar on your first floor.

What do you wish you could change about your current home's floor plan/design?

My house is an Italianate Victorian. I am not terribly fond of Victorian homes: they have little to no connection to the outdoors, the rooms are small (our front parlour is 13 ft by 13 ft), and it has a ridiculous curved staircase that is impossible to get furniture up and down.That said, I recently completed a very long renovation in which we revised some aspects of the floor plan, moving the kitchen from the darkest, saddest part of the house, adding bathrooms upstairs (the only full bath in the house was on the first floor at the back of the house) and adding a larger rear staircase that you can actually move furniture up. Every house is a compromise, and while this house is not my perfect home, it now suits the way I live better than it did before.Why did I buy a house in a style I dislike, with so many flaws? First, the location was great. A nice neighborhood that was a little down on its luck but gentrifying, with a location close to what I need to get to. Second, it was on a double lot (two lots joined together to make one larger plot of land), and I am a gardener, so I liked having lots of room for trees. Third, the house had good bones, and was mostly unmodified, so it was worth spending the time and money on making it work better for us. And finally, I bought the house with my spouse, and it was a mutual decision that involved some compromise.

If I have a floor plan in my hands on an A3 size paper, but the scale mentions that it was originally made on an A1 size paper. How should I factor in the change in paper size when I measure the area on the A3 print out?

In short, there is no exact answer to this, because it depends on a number of things, particularly whether you want to resulting document to be accurate.It’s not the size of the sheet that might be important, it might be the size of the drawing itself.If accuracy isn’t a problem, use a factor of 2 and don’t worry about it.If it is, things become more complicated.Your question assumes that the original has been printed true to scale. In many cases it’s not!If it has been printed on paper directly from a CAD package and the print has been configured correctly, and there have been no ‘scale to fit’ page options checked, it should be true to scale.If it has been printed from CAD to PDF, then it may well not be correct, because printer margins vary from one device to another, and if the original document had smaller margins than your device can support, your PDF print dialog will offer a print to fit option by default.Planning Authorities have this problem frequently when printing files submitted electronically. Like after I do the floor plan from top view, in bedroom 1, I want to add the really bedroom in to the 1 and make it top view, how do I do that? THIS IS SO YOU CAN GET THE BASIC DIMENSIONS RIGHT
and so you can change any mistakes that may have been made ;)

Can we change the column direction from first floor?

Yes it is possible structurally and practically.But you must decide this before slab cast, because some extra design and additional reinforcement is to be added so that the load on the first floor column must be transferred to below evenly and uniformly.If the width of the column is more than 30″ then it might be little complicated but no worry,it is also possible.I have done this in one of my construction.Changing the direction, changing the section and size , changing the shape ,all are possible.But everything must be decided before slab cast.IMPORTANT.Execute the work as per the structural engineers design only, don't execute with others suggestions.Thanks.
