Can I terminate my tenancy contract?

I signed the contract for 12 months but want to move out earlier.I spoke to landlord/agency, they said I can find somebody on my place to resign the contract and then I will be entitled to claim back my deposit. I live there already 8.5 month.I gave them notice 1 month which means somebody should move in for 2.5 month.After that new person will be asked to sign new contract for 6 months minimum and they cannot guarantee the price will be the same.
When I was moving in I had beautiful view from my flat and there was entry phone in the building. After 3 weeks they started to build another building which means I have builders working all day. Or the entry phone, each time when somebody visits me or I order a pizza I have to answer the entry phone and I can open only first doors by pressing button. Then to go thru second I have to go down with the lift and let them in (takes 5m). This is just not something what I was signing contract for. Can I terminate it and get back deposit?

Does a prorated first month count toward your lease?

This is standard operating procedure for me, that the partial first month doesn't count. Now I normally do at least 1 year leases and rarely do they start on the 2nd or that early in the month but I don't count the prorated part towards the lease period either - more for ease of filling the lease out than anything else.

If you don't like it you can always say you want the lease to run 6 months from Dec 2 or you won't sign.

Lease expired 2 years ago, now month to month. What's my assumed responsibly as a tenant?

I live in Florida. I've been renting this house for 3 years now and only signed a 1 years lease. I travel for work and occasionally (3x) am a few days late paying rent THIS year. The owner had his mom running the property management and I would call her to let her know in the event. Her response was always, no problem when will you have it? She has since retired and the new lady has now sent me a number of late fees to a sum of 250 dollars, some are compounded late fees, ie over 90 days and increased fee. I haven't received any notification to these prior to now. With the holidays coming up, I just don't have it. Being I'm month to month with no signed contract am I bound to pay this?
