Cincinnati - 3 Month Apartment Lease

What are my options if I want to terminate a 12 month lease on an apartment?

Usually there is a lease termination clause in the contract.  The worst contracts would say you owe it, pay it.  In that case you will lose your deposit and they might sue you when you don't pay it.  But doing so is rarely worth the time and effort. It probably will hurt your credit score.   It can also be written that way because if you come and give notice it opens a negotiation space.  They want you to ask the termination terms.  If they've got a wait list it might be deposit + 1 month, if they've got vacancies already it might be pay it.   Other contracts usually include clauses of "notice to vacate".  Your notification starts the clock running usually 60 - 90 days.  You owe the rent during that time, and you will lose your deposit, but after that it is done.  What the owner wants to do is keep the space rented, so the turn-around time is what they are protecting. It sounds to me like the full time opportunity is worth the 2-3 months rent, but you'd have to do that calculation.

Can I rent an apartment with bad credit?

I need to move to go to school two hours away from where I live. The closest nursing program to me is two hours away. I wont be able to commute back and forth 4 hours a day for 3 to 5 days a week. Do all landlords check credit history?

If we are buying out our notice period, do we need to pay 1 month of our gross salary or 1 month of our basic salary?

Depending what State you reside in as every state is different in their Landlord Tenant Laws and also most importantly what the lease reads that you signed.

What is the best/cheapest way to rent/lease a car for 3-6 months in the USA?

If you don’t really care about what type of car you’re driving, there are some fairly reliable ones that you can get for only $500. Try getting a “beater,” as they’re commonly referred to, that is still semi reliable, like an old Honda or Toyota, this way you know that it has a good chance of lasting the entirety of the 6 months you need it to work for. Try websites like EBay Cars, Craigslist, and other used car/item website platforms. I think this would just be available in NY, but I was doing a used car search not very long ago, and I saw a lot of cars that would fit into your price range on a website called ‘Bonic Yardsales.’I wouldn’t try Hertz or Enterprise, because this would likely add up very quickly. There is also a well known company called ‘ZipCar,’ here in NYC. It costs 7 dollars a month for a membership, which includes a car entry card, insurance, and free gasoline fill ups. You simply use your ZipCar app to locate a vehicle that is nearby you, use your supplied card to get into the vehicle and access the keys, and then drop the vehicle in nearly any location that has a suitable parking spot when finished; that’s all there is to it. You can signup, and speak to the company customer service reps, to get an idea of what the rates would be like; they will vary for everyone based on driving history, age, location, and other variables. I have never actually used this service myself, but I’m sure it can add up very quickly if you’re planning to use the car pretty frequently. Those would be the best two options in my opinion, as I don’t know what your planned usage frequency of the car would be. The first option is what would be best for frequent use, and the latter for very infrequent use obviously.

An eviction case was dismissed. Will that still show on my record? Do I still have to pay the back rent?

A dismissed case should not show on your credit record. That a case was filed is likely public record, but it shouldn’t affect your credit. Keep a copy of the paperwork indefinitely. You only owe what the judge awarded to the plaintiff. From your description, that would be $zero.

Where can i find a temporary home for my dog?

Ok, let me just say for all of the other people that will read this......This situation is a prime example of obeying the rules when you rent. Your landlord can evict you, and force you to give your pet up. I understand your pain, but how long are you thinking of fostering her with someone? I would call a breed specific rescue, oh, sorry,,,,,I cannot see that well today and I think I am reading beagle mix. So call a beagle and the other breed rescues. They sometimes take the mixes. They may require you to give her up, but at least they would find her a forever home. I know you Love her, I get that.....Call your Church, ask if you can post notices, call your Vet for references on people willing to take her....Just be creative with all of the people that you know. A lot of elderly will foster for you , just make sure it is a good match. You also run the risk of a foster person losing her.....Boarding her will cost money, but it may be safer.....You have a hard decision to make.....I will say a little prayer for you, listen to me: If you really want to keep her, do everything in your power.....sell what you do not absolutely need.....take a part time job (even cleaning) for the extra $ needed.......Ask landlord if you can find another renter to let you out of the lease early.....Take a loan from friends, family, or the bank......Let this be a lesson for all.....Landlords do not play around with the rules..............God Bless you and your Dog.....AW13
