Will an apartment manager weigh a dog or require vet record of weight?

My apartments has a lot of rules on breed, weight and age of dogs before allowing you to keep it. All they did was ask what kind of dog I had and if they were puppies. I even asked if they wanted to see them. Nope, they were content without seeing the dogs because they're only liable for what you tell them. If you tell them you have a Chihuahua, but really have a Pitbull, they'll be quick to evict and sue you for falsification if anything bad ever happens with the dog.

They really won't care about 5 lbs. If your dog is loud and a troublemaker, they'll make a big deal out of it. Otherwise, they couldn't care less. I mean, they even restrict people to not have Huskies, but I've seen people with some and even puppies at times. Tell them, he's 40 lbs, they won't know the difference.

My Apartment Complex won't fix my broken AC!?

If you hire a third party, you will probably have to pay.

What I would do is complain to the landlord or property manager. Tell them what is going on, and see if they will fix it. Document who you talked to and when. Also, if you remember who you talked to in the past, document that as well. Then, look in your lease agreement and see if it has anything about maintenance, and follow through on that. Bug them everyday until its fixed. Eventually they will grow tired of you. Call the scheduling team and report an emergency after the maintenance people go home. Report it on the weekend or holiday.
Take lots of pictures of the water damage. Include the date and time that you took the pictures. Include that with the documents you keep when you report it to maintenace or the manager. What this will do is keep them from trying to make you pay to replace the carpet when you move out.
Also, if you call the maintenace people, or schedulers, keep a record of when you called and who you talked to and what was said. What you are doing is just building a case file, and if the apartment complex tries to sue you or take you to court or make you pay, you will have a stack of proof against them saying you tried to get it fixed, you tried to get them to take care of it, and after several attempts to contact them, how their system has failed. Just cover your butt.

Is an apartment complex allowed to turn off your water without notification?

If the complex has a company come out and do work on the pipes and this is something they are aware of then YES, they are required to put a notice on your door informing you that the water will be off from such and such time to whenever. they usually try to schedule this for when a majority of the renters will be at work and not affected. HOWEVER, if the city turned the water off for non payment of utilities, or the city is doing work and either A) the water pipe got cut and they had to shut the water off to fix or B) are replacing pipe and had to shut the water off to fix, then NO the complex would have no knowledge of this and therefore would not know to notify residents and therefore are not held responsible.

You either need to go down to the office and find out what is going on, or find out who the management company is for the complex, i.e. check the leasing sign or get a business card from the leasing agent (they work thru a corporate office) and they have bosses (off site property managers) contact the branch or corporate office if you get no resolution from the onsite office and inform them that the water has been shut off, they have an obligation to find out why it was shut off.

When you have an issue with the onsite office, remember they are overseen by a local branch office or a corporate office go to them for resolutions. Also make sure you address all issues in writing and keep a copy for your records. Send Certified RRR so you know when they received it.

How long can you typically go without paying your apartment rent if you got a 3 days notice to pay the rent or get out?

I assure you that not paying your rent is one of the worst decisions that you can make. Your life will not be the same after an eviction. It can be a very traumatic experience.Every state is going to have slightly different eviction laws but here in Ohio my company has a very large rental portfolio in the Cleveland area and this is how we handle tenants who do not pay rent.Rent is due on the 1st.Rent is late on the 2nd.We call tenants 3x day from the 5th through the 10th.We put up 3 day notices on the 10th.After the 3 day notices we file for eviction. Once we file we will no longer accept rent. At this point the non paying tenant can't pay or get out of the legal ramifications of their actions.We win the court eviction and get a write to regain possession of the property. The eviction remains on your record for life. It will be incredibly hard if not impossible to find another landlord willing to rent to you.We send in the bailiffs (guns drawn) to the home. If you do not open the door they kick it in and forcibly remove any occupants living in the home.Everything that the tenant owns is placed on the curb by a moving crew. They can clear out an entire home in about 2 hours. They are not vary delicate with your possessions. Everything stays on the curb until 5pm. Scrappers and thieves usually come by and steal anything of value. At 5pm we bring a dump truck and load up everything that is left and take it to storage. After 30 days in storage we take it to the dump.After all of the above a non paying tenant can also expect the following to happen.We take you back to court and sue you for back rent, legal costs and damages.We garnish your wages until all debts are paid off.As you can gather from everything above being evicted is a terrible experience that is 100% preventable by you. Can leasing agents actually verify your income for an apartment?

I'm a Property Manager for a large company, and the answer to your question is yes, they can and will verify your income.
They can request that you submit recent pay stubs and/or request that you list several recent employers on the lease application, who they will indeed call.
I call employers all the time.

Maintenance theft at my apartment..what can I do?

I sent a maintenance request in to get my air conditioner fixed...it took them 4 hours and they still never fixed it and left and never returned. I called them to come back and when they did I realized that they had stolen a large sume of money. I alerted the police and the aprtment complex and reports were taken. In a week there have been no arrests and nothing done on th part of the apartment complex. I have contacted the office and they made it pretty clear that they do not beleive that I had that amount of money in the apartment and they dont beleive their maintenance man took the money. The police suggested the maintenenance take a lie detector test he refused...that seems guitly to me. To date I also still do not have proper working air conditioner and it has been very hot. I am 26 year old woman who lives with my 17 year old nephew and we are in fear that the maintenance may come back and try to take soemthing else or do anytihing especially because he was not reprimanded or fired for this incident and he still has keys and access to my home when I am not there. THis is pain and suffering at its finest and they will not let me out of my lease with no penalty. I feel as though I am being forced to pay rent to a place that is robbing me. Has this ever happened to someone else? Are ther any lawyers in the Indianapolis area that are willing to do pro bono work. I dont know what else to do...any suggestions are appreciated!

My employer is requesting my personal cell phone records to i have to give them to him?

I was harassed at work five days ago. I called my managers and there phones went right to voice mail. I then called my corporate office and complained. I got a call back from the director upset with me that i called corporate.But the director assured me that this employee would be fired that day. The employee still five days later is still not fired. I called out of work two days in a row i knew the employee was still employed there and did not feel safe going to work. I then spoke to my general manager and he assured me that this employee would be fired. I then show up to work on my next scheduled day to work and nothing was said to me at first. After one hour of working my general manager gave me a note and he left. The note stated that i had to come for a meeting the next day. It was my scheduled day off. I went for the meeting my field manager then told me that i was suspended for five days. He then told me that i needed to obtain my personal cell phone records to him within five days then we will discuss future employment. My manager gave me no documentation that i was suspended nor gave me a reason on why i was even being suspended in the first place. He just advised me that i was not allowed on the property and not allowed to call there. I was told to call my manager on his cell when i get my phone records. I then called corporate still have not got a call back. I called phone company and the technical support people told me because i called his cell phone that they have no record of me calling it went to voice mail and i did not leave a message. Legally do i have to give them my phone records? I don't know what to do i have suspended and don't know what to do. I was harassed and now five days later i am suspended? why would my manager have me work the night before and then the next day suspend me for no cause. Seriously i feel like the victim here. Can you please guide me in the right direction. I feel like i have done nothing wrong? How am i supposed to pay my bills with no pay?
