What are the pros and cons of having a clubhouse in a subdivision?

It really depends on each buyer. For example I used to live in an HOA community and I'd never live in one with a pool or facilities (ie: gym, pool, meeting room) again simply because even though in the beginning the costs might below, they ALWAYS do rise annually. You also have to include liability insurance for the pool because inevitably there's going to be accidents etc - that will have to be covered by all the owners. So it depends on the type of buyers who either see it as a perk, or in the end a hassle. I do know that most of the buyers I have really do like HOAs and buildings with amenities.

1. A clubhouse only gets as much use by the type of people who would use those amenities. No one can guess the amount of usage it'll get. For example if your HOA has older people (50+), the likelihood of the clubhouse getting use will go up.

2. Benefit/hassle? It depends on the buyer/homeowner. Homes in an HOA with amenities are higher in property and assessment value because amenities do account for something positive.

3. I personally don't recommend any HOA plan events for its community beyond one a year or twice a year. You can never guarantee that people will show up, and it might detract purchasers because no one enjoys paying for things that they won't use/enjoy.

Good luck with whatever your HOA decides. It does add value but don't forget to get all the mandatory and even optional insurance offered if you decide to have a gym, pool, etc.


ADDED: If it's just a meeting room with a kitchen and powder room (sink and toilet), then no it doesn't add much value at all. Also at an additional cost of $50-70, that seems really unreasonable and won't get all that much use.

Kingdom is the level above Phylum /Division. And Domain is above that. Unless you want to get really picky and say it's Superphylum that divides to form Phylum. But I wasn't considering the "Super" and "Sub" divisions.

What are the high-end subdivisions in Davao City?

There are few really high end subdivision in Davao..as most are not worthy of true high end status.If you wish to live on top of the city,there is Woodridge subdivision which is touted to be the best although it has a mix of very nice houses with others at a more modest level and many are a little scruffy(tired) as it is quite an old subdivision. Lots are still available at quite inflated prices considering they have no views.Monteritz subdivision is another high end near the City, very nice houses but all seem to be built on a sloping lot which although puts houses on different levels and gives a tree view does have a downward sloping garden which is not great for family use. Lots are still available but are very expensive for the view of treetops and the steep slope of the plot.The other alternative is Ocean Cove subdivision in Toril. This is a Filinvest high end development which is just outside the City but near to the soon to be built train station in Toril which offers a 15 minute train service into Davis City.This is the ONLY gated Subdivision in Davao that has a Beach and there are still a small number of true sea view lots for resale at very good price. For example a 357 sq Mtr Lot virtually next to the clubhouse and pool with direct sea views is currently for sale at 5.8m pesos. For those who want a house with lovely sea breeze and few mosquitos, this is an idea place to build your dream home.The best high end subdivision in Davao is really a straight forward choice. Do you want to live and bring up your children in the Dusty City or by the sea!!

Should I use a realtor to buy a house newly built in a new subdivision?

In addition to Luis' great comments, you need an experienced 3rd party able to "step back" anylize values of the other homes sold in the project and help you get a independent professional State licensed inspection and more  You would not believe the quantity of sub-par homes get passed off to unsuspecting buyers.  A good agent should provide lists of things you are not considering because you can easily get caught up in the details of carpets, counters, paint colors ect.  The builder normally should not give a discount mostly because it would be a conflict of interest against the buyer attempting to financially persuade the buyer to overlook other detail.  Ultimately, an experienced agent is a must as he/she works for you and only you.BEST LUCK!

In addition to Steve and Craig's answers, the southern portion of East Falkland, below the isthmus at Darwin and Goose Green is called Lafonia. It's flatter than the rest of the East Falkland and West Falkland. It's named after the original land owner who got the entirety of this southern part of East Falkland (before it's extent was even known) as a royal grant.There are no official governmental subdivisions though, it's too small an area with too few people. As has been mentioned, there's an unofficial subdivision between Stanley and camp (not Stanley).

Nice areas to live in Oakville, ON?

Give reasons please. i would like an area close to the best elementary/preschools, transportation and amenities. I hear that Oakville is a generally safe place, are there any areas i should avoid?

I am considering switching sports in college to football, but I did not play in high school.?

I am a 6'1 205 pound 18 year old who will be playing both baseball and tennis next year at a Division 2 school here in Texas on scholarship. I have always wanted to play football, but my parents would not let me play in high school because they were afraid I would have an injury that would ruin my scholarship opportunities in other sports. 4 of my uncles played football at D1 colleges, my grandfather won 3 gold medals at the 1956 summer Olympics in track. I run a sub 4.7 40 yard dash and can throw a football upwards of 60 yards. I know that I have the physical requirements, but because I did not play in high school I am not sure on which road to take. I throw in the low to mid 90's as a pitcher, but I am a little wild. Which is why I will be pitching for a smaller school than I would have liked. My friends in high school constantly urged me to play football as I routinely dominated pick up games. The head coach also tried to get me to play every year during high school, but my parents wouldn't allow it. I need advice. I know the game. I am big and strong. I have a bigger arm than anyone I have ever met, and can run. I just need to know what road to take. I need advice on what to do if I were to pursue this dream.
