Hello!I have always thought of real estate as a compulsory investment everyone must make.Getting straight to your point, I will make somethings clear to you in pointers. You  may rely on this information based on the fact that I was looking out to invest till only a few months back. Please take note:1. The real estate scene is slowed down. Very slow. Developers do not have the money to complete projects, let alone start new ones. Do some research and ask your friends about the waiting period they have been subjected to.2. Developers are cons in disguise: They will package the deal in such a manner that you will fall for it and will lose you money (10%-20% down payment) and unless you have a lot of patience, forget this money. I m in the middle of such a situation myself.3. A property worth 30-40 Lakh is a distant dream in Delhi NCR. However, you may wish to try your luck in Greater Noida and Noida Extension if the above two advise seem BS to you!4. The size will be small for the kind of budget you have.5. Be prepared for delays. You will be very lucky to find a ready to move flat in that budget. If you do, please do your background check and maintain proper paperwork.6. Look for re-sale property that does not involve developers directly. People in general are reliable as compared to these developers.7. Whichever builder you choose, be assured that they are in huge debt. During the real estate boom about 3-4 years back, they pumped dizzying amount of money, most of it on loan from the market. What happened after that is called an industry slump! The government made all payments above Rs. 20,000 to be NOT done in cash. This resulted in eliminating the people with tons of black money, which in turn meant huge loss of business to the developers.Final Word: As somebody who has been through, and still is going through the worst from the real estate, I will advise you to stay away from investing for the time being, unless you are ready to let your money be idle for a good amount of time.
