How Many Times A Week Is A Rent-to-own Company Allowed To Come To Your House To Collect

If you refuse to let Rent A Center in your house, can they call the police on you?

After watching a neighbor go through this situation I can tell you just what will happen. First you’ll receive a few phone calls saying you’re late or behind on payments. They’ll ask you to return the item(s) or say they can/will send someone to retrieve them. Depending on how handled that, or more likely ignored their phone calls, they’ll send a crew.Assuming you don’t allow them in to take the item(s), they’ll likely leave and report back to their superior who will then make a few last attempts to contact you before threatening to sue. Please understand, this isn’t a threat that will fall short, assuming you’ve agreed to rent more than $1,500, assume that they will follow through. And any lawyer you find to take the case will tell you that you’re best to settle out of court and return the item as well as now pay the additional fees you’ve accrued from dragging this out. In other words, because you signed a contract, it’s safe to assume it’s a legally binding contract and you’ve gone against the terms of the contract.In the situation with my neighbor, the cops were called because she and the retrieval crew caused a bit of ruckus and a neighbor called the cops. When the cops did come, they quickly understood the situation and quickly said that the situation was a civil matter and that they wouldn’t get involved. Though they did say if the situation continued to bother neighbors, they would arrest those involved for disturbing the peace. My neighbor refused to let the men into her home, the men didn’t want to cause any more trouble and left. A few weeks later the neighbor received a noticed that was she was being sued for breach of contract. According to her, she went to 4 different lawyers and all 4 told her to settle out of court and either return the item or pay the remaining amount of the item, as well as prepare to pay the legal fees and so on because the odds of winning the case were very very low.So can they call the police? Sure, but the police won’t do anything for a civil matter. But Rent-A-Center will sue for the remaining amount/item and additional fees you’ve now racked up.

Can Rent-A-Center call the police and send them to my house?

Yes. If you have their property amd you're not paying you are stealing from them.One of my renters had the police show up to arrest him but he “found” money to pay the overdue period and they took the furniture back so he didn't go to jail. You need to pay them.I refused to renew his lease after learning this, so this guy had no apartment, a dark stain on credit and he wasn't getting a good rental reference either.Pay your bill and return the pieces if you can't afford it but dont think you will get furniture for free.

Can a landlord go to a persons place of work to collect rent money?

If your friend tells her landlord not to come to her job any more and they continue to do so, she can file harassment charges.

Your friend should check her lease and state law as far as the landlords right of entry. Typically a landlord cannot enter at will, except in case of emergency (fire, flood, etc). Depending on the law and her lease, she may be able to file criminal tresspass charges.

If your friend is late with the rent, her landlord may file for eviction based upon non-payment. What they may NOT do is harass her for the rent. If she doesn't pay ... they can file, simple as that. That is their remedy ... not harassment.

What is the best course of action to get rid of a unsafe tenant?

I’ve been renting a room to a girl for about 1 month 1/2. I told her that she needs to leave in two weeks because she has been causing nothing but trouble in my home with my 3 kids. There has already been 2 times that she has called the cops because of some problem that she has with people she’s bringing to my home that have threatened to shoot up my house and her because of a problem they have with her. She has multiple times stole from my house as well as doing drugs in her room with her friends. I need her out but she keeps bringing up that she can stay here as long as she wants because she has her mail coming here, her belongings are here, and she pays rent. Please I need help.

How long can you typically go without paying your apartment rent if you got a 3 days notice to pay the rent or get out?

I assure you that not paying your rent is one of the worst decisions that you can make. Your life will not be the same after an eviction. It can be a very traumatic experience.Every state is going to have slightly different eviction laws but here in Ohio my company has a very large rental portfolio in the Cleveland area and this is how we handle tenants who do not pay rent.Rent is due on the 1st.Rent is late on the 2nd.We call tenants 3x day from the 5th through the 10th.We put up 3 day notices on the 10th.After the 3 day notices we file for eviction. Once we file we will no longer accept rent. At this point the non paying tenant can't pay or get out of the legal ramifications of their actions.We win the court eviction and get a write to regain possession of the property. The eviction remains on your record for life. It will be incredibly hard if not impossible to find another landlord willing to rent to you.We send in the bailiffs (guns drawn) to the home. If you do not open the door they kick it in and forcibly remove any occupants living in the home.Everything that the tenant owns is placed on the curb by a moving crew. They can clear out an entire home in about 2 hours. They are not vary delicate with your possessions. Everything stays on the curb until 5pm. Scrappers and thieves usually come by and steal anything of value. At 5pm we bring a dump truck and load up everything that is left and take it to storage. After 30 days in storage we take it to the dump.After all of the above a non paying tenant can also expect the following to happen.We take you back to court and sue you for back rent, legal costs and damages.We garnish your wages until all debts are paid off.As you can gather from everything above being evicted is a terrible experience that is 100% preventable by you. Ways to get out of a lease agreement?

I've been in a.lease for 2 months struggling to pay for everything. I thought my bf would help me but by the time he started his job I didn't have enough money for next months rent. We had some mold probably a few weeks ago and they were fixed but what my boyfriend told our landlord was that mold was causing me to get sick and have nose bleeds (I am having frequent nose bleeds) . If I tell my landlord that I'm getting even more sick can I get out of it?

They can not come in with out your consent.

They will continue to harass you though... they want their stuff....

How does Rent-a-Center (or similar rent-to-own type business) keep you from stealing the stuff you're renting by canceling your credit card, giving fake info or just not paying?

Wrong about the credit check! Rent A Center doesn't do credit checks. I was a manager there for 8 years and I am willing to bet they would have to go out of business if they did credit checks. Most of the people they rented to have very poor credit, that's why they are doing business at RAC instead of other options.      To verify your application they call the numbers you provide them with. They check your credit the old fashioned way, by calling your current employer, current and previous landlord, and 4 personal references.     If you check out, they will rent you what you desire so long as your monthly payment does not exceed 15% of your monthly income.      If you start to miss payments they begin a fierce collection process which consists of calling and visiting your home, your place of employment, and even the homes of your four personal references. If you have moved  (skipped) they have a skip tracing procedure that can find you although it takes a little more time. ( and money) Since they are nationwide plus have stores in Mexico and an affiliate in Canada you basically have to leave the continent to "get away with it". They have a legal team that can garnish your wages many years after you think you have gotten a w ay with it. They can also conduct a relieving which consists of getting a court order via judge to legally enter your home and take what's theirs. For this they must hire a locksmith and then they enter your home with a sheriff and local authorities as well. Think of it like an eviction but where the only stuff that leaves is RACs.Deslite all of this, every month each Rent A Center in the country charges off (cuts their losses) on a number of accounts( anywhere from 0 to 10). Sometimes it just doesnt make sense financially to chase a debt.( like if they were a couple hundred bucks away from owning that $4000 70" plasma TV. ) Or if it means repossessing a fridge and bunk bed from a single mom ( who happens to go church with some of your best customers).

Could I get away with violating this apartment rule?

My apartment complex, like many, will not rent to a convicted felon. But my complex also has the same rule for overnight guests, no convicted felons. And this rule is in the lease.

My girlfriend has a felony from ten years ago when she was 19, she became addicted to painkillers and she was caught selling to her friends, but shes been clean and law abiding ever since.

I asked the property manager when I signed the lease, and I was told that she can visit during the day, but she cannot spend the night, and must be gone between the hours of midnight and 6am.

Incidentally, the hours of midnight and 6am are also the hours when the tow truck comes through and tows any vehicle without a residents sticker, or an overnight guest pass on display

I have a guest pass for every month of the year, good for up to 5 days in any given month. You circle the night or nights it is being used for, display it on the guests vehicle, and the five days do not have to be in a row

Suppose she spent 5 nights per month with me anyway?

The way I see it, in order to get caught, the tow truck driver would have too...

1. Knock on the door of every residence with a car showing a guest pass in the middle of the night (these are townhouse apartments, enter your unit directly from outside, and over 700 homes in the community)

2. Check the guest's ID

3. Run an instant checkmate background check on the guests name and report it to office in the morning

As that wouldnt be the case, how would I be caught?

Can an H1B visa holder invest in a rental property in the US?

The Immigration Service does not care how you spend your money.  If you want to buy lottery tickets or stock in the stock market or a piece of rental property, they don't care.  Some lenders might want good evidence that you will be around to make your loan payments but that is a matter of business.   Many parcels of U.S. real property are sold every year to foreign investors and, as long as the money is legally acquired, no one really cares. It has been my experience that taking care of property that you own is not considered to be "work" because you are not doing it for the benefit of an employer and you are not taking a job away from a US. worker. Even though you may be earning rental income, you are not working for someone else to earn that income, any more than you would be working for a company like Walmart if you bought their stock and earned money from dividends or stock appreciation.  If you started buying multiple pieces of property and spending more than 20 hours a week managing it, that might start to look like work that would be taking you away from your H-1 company job and that is a no-no.  Because there are so many variables in this general question, I strongly recommend that, to be careful, you discuss the details of what you are planning to do with a qualified experienced attorney who specializes in Immigration law and get her/his opinion in writing.  It will cost money but that is part of your investment.
