I Have A Question About Leasing An Apartment

Questions on renting my first apartment?

I'm a college student planning on signing onto an existing lease with some friends. The apartment is a three bedroom where one roommate is moving out at the end of the lease, so the other two roommates would renew the lease and I would take his place. The thing is, I've never signed a lease before so I'm not sure what they'll be looking for. I have barely any credit, I just got my first credit card last month. I do have a job though so I can show proof of income. Is there anything else the company would be looking for? It would be mega embarrassing if I got excited about this apartment and then got denied for not having any credit. Thanks!

Ge out of apartment lease while on DEP????

When I go to MEPS, and lets say I get a ship date in about 3-4 months, will I be able to get out of my lease prior to that ship date? I have my own apartment and will need to move back to my parent's house since I will quit my civilian job so that I can spend time to focus on working out and preparing for RTC. I will have a part-time job at a pool, but will not be able to pay my rent for those months while I am getting ready for RTC. Will I be able to justify my need to get out of lease early? What will the process be like?

I have a question about subleasing an apartment...?

I have never subleased a room before, but I am dying to do it. I am having troubles with my housemates and I need to get out of there. What are the necessary steps to subleasing a room? I know I have to go talk to the landlord before anything is done to see if my lease even allows it. However, my main concern is my housemate. He is stubborn and lacks reason so does he have any legal powers to take me to court if I bring in a stranger to take over my lease?

Do you have to sign an apartment lease in person?

It depends on the complex. I know you have to have the other person sign the "official" document so they mail it out to you and it takes alot longer but only some places even allow that. The other thing is they will run both of your credit and you will have to sign lots of other paperwork so you have to make yourself available through mail, fax, and e-mail and its a pain!
Good luck we did this so don't panic!

What questions need to be asked before signing a lease agreement for an apartment?

Thanks for the A2ASome suggestions:Why vacant? How quickly can I expect a response for something broken? 24 hours a day? Contact number?Policy on pets? Not just for you, but neighbors, too.Late fees on rent?Policy on smoking?Policy on long and short-term guests/visitors?Insurance on unit and contents? (some properties have content insurance, but most will not)If you note issues with carpeting, paint, anything during the walkthrough, ask if and when they will be corrected or updated.Extra keys? Will maintenance enter when I’m not here - what is policy?Move-in days?Parking? Bike and or motorcycle parking? If needed, handicap parking? Many communities have drug-free rental agreements. You may be asked to sign one. Many will have credit checks too and some may ask for references. You can expect to pay at least one month rent in advance. Some units charge more.

I have an apartment lease with conflicting information?

No, it is a 13 month lease. Lease months run from (in your case) July 1 to July 31. That is a full month. So your lease July 1 to Aug. 31 is 13 months. Aug 31 is the end of your 13th month.
It is a valid lease.

If I've already signed a lease for a new apartment, can the apartment complex suddenly tell me that the previous tenants have decided to stay and that the apartment is no longer available?

Um, no. Unless they can explain why they didn’t tell the previous tenants that they cannot stay because the apartment was rented to you and is “no longer available.”I have done this as a leasing agent. I have inadvertently rented the same apartment to two different people, and signed leases on apartments without checking to see if the existing tenant had renewed their lease.Mistakes happen. They need to apologize and offer you another unit or a full refund. The landlord is potentially liable for its mistake and it could be costly if you decide to sue.

Can I lease an apartment if I have a mortgage?

Why not? What would the problem be?

There are hell lot of roaches in my newly leased apartment. Can I vacate?

A2AYou’re not actually responsible for getting rid of them, unless you brought them into the apartment with you (contaminated goods, etc.); your landlord is.You must, however, give your landlord notice of the problem, the opportunity to correct the problem, and sufficient time for them to do so.After that point, you could argue, on the basis of them violating the implied warrant of habitability, for them breaking the lease. The first step in this process has to be informing them in a way that they can not deny they’ve been informed, typically via registered mail with a return receipt.Worst case, if the landlord refuses to do anything, be prepared to move, and call the health department about the problem. They may simply condemn the place (at which point you will need to be prepared to get out, then and there).

I just signed a one year lease on an apartment I thought I’d love. It turns out there are many serious problems with the building and I can’t continue to live there. How can I get out without destroying myself financially?

See what your lease says. Mine says I have to pay almost 2 months rent to end my lease early. Good luck
