You have to start somewhere.

Go disposable as soon as you can.

Go to the store and buy one brand new trash can that holds 40 gallons. Get plenty of liners. Get busy filling it.

If you don't think your dishes are worth washing, throw them out. No sense wasting all the time and energy washing them if it takes more time that they are worth.

Get two bins. Mark one HIS and HERS. Put these in a central location where each of you can toss your stuff that you don't want to lose track of.

Get 3 boxes:

Mark one never used items.

Mark one sometimes used items.

Mark one used all the time items.

Go through the house and start classifying your junk. Never used items you send to the trash or good will.

Sometimes used items go in a closet in a back room.

All the time items go to a storage cabinet, closet or shelving.

Buy one of the Swifter floor mops you just squirt for washable floors. Use it daily.

Don't watch the TV or movies unless you are folding laundry, going through the mail, or sorting junk.

Buy a hand vacuum and set it by the couch. Vacuum around the area after you are done.

Only eat on disposable plates when couching it. Use plastic cups until you get the hang of doing the dishes.

Buy the disposable wipes for the bathroom to daily clean it quickly.

Designate one room for school work or studying. Put all the books, computers, etc in that room. Don't eat in there, either.

Eat in kitchen if you can. Otherwise have a trash can right next to the couch. It may look ugly, but dishes everywhere is uglier. Keep it there until you develop the habit of throwing things in the trash.

What happens financially after you lose your house to foreclosure?

She will have a foreclosure on her record for 10 years.

She will not have to pay for the house once its foreclosed, nor will she have to pay fees out of pocket. However, fees will be added to the total amount owed on the mortgage.

Has she tried to speak to the bank and try to get a loan modification? They might work with her to lower her payments, or put some of the payments to the back.

The one thing that could happen is that the bank COULD get a deficiency judgment against her if the house sells at auction (or after) for less than the amount she owes. If that happens, she could get a jugment against her for that difference as well. This doesn't always happen; many banks don't pursue them; some states do not allow them; but it is possible.

If she knows for a fact she cannot keep the house, she could consider returning the deed to the bank (Deed in Lieu of Foreclosure) - this will only work if she doesn't have any other liens against the house. It will still show up on credit but should show as a debt that has been paid off.

She could try to sell as a short sale, but the damage to the credit is almost as great - except she may be able to get a loan in fewer months than if it went all the way to foreclosure. Or she could try to stall the foreclosure as long as possible, and save as much money as possible during the time she lives in the house. In some states, the process is very short (21 days in Texas); in other states, it could take up to a year.

Nope, the bill of sale only means it was SOLD to you. To sell it to someone else, you need to sign the TITLE over to them - it's proof that you own the car, ya know?

Anyway, go down to your DMV and apply for a duplicate title. It should be mailed to you in a couple weeks. Then you can sign that title over to whoever you want.

How do I tell my boss I lost important documents and can't make the proposed deadline?

How do I obtain the title document to my house?

Depending on whether your loan was secured by a trust deed or a mortgage, when the loan was paid off the lender should have recorded either a "deed of re-conveyance" or a "release of mortgage." This is the document that establishes that they no longer have a lien on the house.

After that document was recorded it should have been sent to you. Sometimes this all takes a couple of weeks. If you have not received anything, contact your lender. Sometimes they are sloppy or slow about it and need a nudge.

Your title document is the deed you received from the seller when you bought the house. It should have been recorded with the county recorder at the time of the purchase, and almost certainly was recorded if you bought the house in the normal fashion with a loan and a closing at an escrow office. But even if you can't find that original deed, it is not that big a deal if the original was recorded. Just get a certified copy from the County recorder, so you will have peace of mind.

The system for keeping track of title to real estate is not the same as title the title system for autos. For autos you need to have physical possession of the title document (the so called "pink slip"). For real estate, what really counts is the recording of the deed at the county recorder's office, along with the recording of any documents that create liens, like mortgages, trust deeds, or construction liens.

If you want to prove to someone else (or yourself) that your documentation is all in order and that you own the property outright with no liens; theoretically that can be done by examining the records at the county recorder's office. As a practical matter that is difficult for an untrained person to do. So if you have doubts about whether the paper work was properly done, or for some reason you have some uncertainty about the situation; you should talk to a title insurance company. They can provide a title search for a fee. The least expensive way to do this might be to talk with the same company that issued the title insurance when you bought the property.

Contact the attorney who prepared the document for you. S/he will have a copy and can provide it very rapidly to you.
