Im On A Month To Month Lease Recently Moved Into A Apartment For Sale What Can I Do I Know He Owns

If I have co-signed a lease for an apartment and my co-signee moves out before our lease is up with no intention of paying anything more or finding a replacement, what is my next step if I can't afford the rent on my own?

It depends on whether you're on a fixed-term or periodical lease, but by saying "before our lease is up", I'm assuming you're on a fixed-term lease. Your co-tenant is obliged to pay rent for the entire duration of the contract. Having said that, if your co-tenant stops paying rent, it puts your whole lease into arrears and affects you, as you may be served with an eviction notice for non-payment, even if you're paid your half. You are "jointly and severally liable" for paying rent, which means that you can be held responsible for your co-tenant's portion of the rent, if they don't pay. If you're easier to find (eg because the co-tenant has gone interstate or overseas), or if you have a better paying job, the landlord may find it easier to come after you for the whole balance remaining on the lease, and whilst you can sue your former co-tenant, you may not have any more luck than the landlord in tracking them down and/or getting money from them. So it's not a pleasant situation to be in.Your best course of action is to be pro-active and find a replacement yourself; that way you know that your lease is secure, and you can find somebody who you'd like to live with. And make sure that you don't allow your co-tenant to get their portion of the bond refunded, at least until your new co-tenant moves in.Make sure that you keep the property manager at the real estate agent informed as to your co-tenant's intentions, and ensure you lodge all the appropriate forms (eg form 6 which states who gets how much of the bond at the end of the tenancy), and that any damage or cleaning due to your co-tenant is taken into consideration.There are loads of possible things that can go wrong. But in summary, you need to:1) Try and find a new co-tenant ASAP,2) Ring the RTA and/or Tenants' Union for advice on protecting your own interests, and3) Keep the PM / landlord up-to-date on the situation.

How long can you typically go without paying your apartment rent if you got a 3 days notice to pay the rent or get out?

I assure you that not paying your rent is one of the worst decisions that you can make. Your life will not be the same after an eviction. It can be a very traumatic experience.Every state is going to have slightly different eviction laws but here in Ohio my company has a very large rental portfolio in the Cleveland area and this is how we handle tenants who do not pay rent.Rent is due on the 1st.Rent is late on the 2nd.We call tenants 3x day from the 5th through the 10th.We put up 3 day notices on the 10th.After the 3 day notices we file for eviction. Once we file we will no longer accept rent. At this point the non paying tenant can't pay or get out of the legal ramifications of their actions.We win the court eviction and get a write to regain possession of the property. The eviction remains on your record for life. It will be incredibly hard if not impossible to find another landlord willing to rent to you.We send in the bailiffs (guns drawn) to the home. If you do not open the door they kick it in and forcibly remove any occupants living in the home.Everything that the tenant owns is placed on the curb by a moving crew. They can clear out an entire home in about 2 hours. They are not vary delicate with your possessions. Everything stays on the curb until 5pm. Scrappers and thieves usually come by and steal anything of value. At 5pm we bring a dump truck and load up everything that is left and take it to storage. After 30 days in storage we take it to the dump.After all of the above a non paying tenant can also expect the following to happen.We take you back to court and sue you for back rent, legal costs and damages.We garnish your wages until all debts are paid off.As you can gather from everything above being evicted is a terrible experience that is 100% preventable by you. How much will it cost to move into an apartment?

Me and my bf have been looking at these apartments and we are ready to rent our first apartment but I'm not sure if we are financially ready. He makes around 1200 a month and is soon to get a 2nd job and I make 1600 a month. We were wondering how much a down payment will be. It says the deposit is 150 but everywhere online people say it's usually double your first months rent. We don't plan on using a moving truck. We have people who own trucks and will help. We just need an approximate number on how much we need to save just to move in.

500$ rent to parents reasonable?

Ok since i graduated college, i moved back in to my folks house, currently living in the basement. I work Mon threw Fri 8am till about 9pm everyday. I literally have no days off. ( About 1 or 2 per month if you want to get technical). Well iam making good money i guess, about 750 per week, but i pay all my own expenses. Recently my mother informed me that my stepdad, ( who doesnt contribute to the mortgage here, my mom pays it all) wants me to pay 500$ per month rent. Yet iam only here at night. Do you think this is abit strange? He doesnt contribute, yet he wants me to pay 500$ a month? Also, i bring them food home everynight as a token of appreciation! Iam not tryin to be selfish, but this idea was put in to play, by them, as an idea for me to try to get some $$$ in the bank so i can have some stability when i get an apartment on my own. Plus, since i work for AT&T, i have the internet, advanced TV, and Landline here, which i pay for! Which is discounted ofcourse. But still! ???????

I am sole occupier and paying tenant of a privately owned apartment, I have a friend visiting for a month, is he allowed to stay as my guest?

In order to help you, my response is based on the Florida rental contract used by realtor.If you have a valid lease. There is a section on the lease that state’s clearly how many days a person is defined as a guest to the landlord before you need to notify the land lord.WAIT we are not done…A privately owned apartment is a ??? if it’s a condo or co-op then you need to look at the rules and abide by that too.

Should I tell my landlord if my boyfriend moves into my apartment? Will the rent go up if so?

I don't know where Mary B is getting her information, but if it states in your lease that all occupants over 18 must be signers on the lease, then yes, you need to tell your landlord.

The reason why your property management company wants to know if you move someone in is simple. They want to approve him to live there, just as you were approved to live there. Think of it this way...

Let's say your next door neighbor in the community moved in her boyfriend. And that boyfriend just happens to be a sex offender or just got out of jail for aggravated rape and assault, or even murder. Wouldn't YOU feel better knowing that the management company enforces the policy of approving everyone that moves into the community? So if your neighbor doesn't tell the management that she moved someone in, you now have a very dangerous person living next door to you, which compromises your safety.

Go to the management office and tell them about your boyfriend. Most likely he will have to fill out an application, be run through a background check, and then he can be added to your lease legally.

You wonder how the management company can find out if he's living there if you don't tell them. Very easily - the US Post Office. Every other week I give my mailperson an updated list of residents in my community, because so many people don't bother fowarding mail when they move out. He'll bring mail in that isn't on his list and ask me if "so and so" moved into apartment #123. That's how I find out if someone has moved in that I haven't authorized. And that resident gets a 3-Day Notice to Comply or Quit for having an unauthorized resident.

And Mary B, as a property manager for the last 10 years, I have successfully evicted people for having unauthorized residents. I don't know what state you're living in, but it sounds like you're burnt out in your property management job. It may be time for a change. When you stop caring about your community, including the residents living there, it's time to move on.

My boyfriend is planning to move out mid lease?

I was not making enough to afford an apartment on my own, so we finally came to a mutual decision that we will sign a lease together and while I get my work situation in a better position, we will lease an apartment for a year together. Now 6 months into the lease, he says he wants to move out “on his own” with his uncle. I asked him if it’s something I’ve done wrong and he says “I just want to see if you will miss me and if I will miss you”. I’m not worried about paying the rent because now I have a high paying job, but I’m disappointed that he has so little commitment to his word and how wishy washy he seems. He’s 23 (I’m 27) and has never lived on his own, so I can understand his perspective on moving out into a place of his own completely like we intended on doing at the end of the lease, but instead he’s breaking it and moving with his uncle. I’m trying to play it off like I’m cool with it, but I’m really mad. I can’t see myself putting myself in a position of living with him again and watching him bail on me in the future. I love him so much and I had the idea that he was marriageable... but I’m doubting that now. Should I just throw the whole man away and get a dog instead?

Why are my parents charging me $450 rent at 18?

You are an adult now. Unless you are in college it is time to go. Do you think everything is free? No, you are actually getting a great deal at 450.

This is reasonable. You are a grown up now, time to leave the nest, cut mommies apron strings.

I am a parent with 3 children. One only a year younger then you. While I intend to support them for many more years it is because they will be in college. I promised them any career they want and the first one will have 8 years of college for her degrees, the second will need a 4 year degree. The youngest is still to young to think about careers. I do not want my children working while in school, but this is MY choice. Many parents want children to pay their own way through college. If my children were to decide to remain uneducated (disturbing thought!) I would not continue to support them. If you want a life of menial work, instead of a real career, the only way you will be successful is though experience, and you are not getting that at home, you need to leave to get that.

They are trying to help you achieve your dreams, whatever they are. Those dreams will not happen at home, no matter what they are. You should be grateful, they are doing what they can to assure you can manage in life and not end up as some bum on the streets.
