Income Based Apartments Credit Check

Low income apartment-- same credit check?

First off-- no judgements please. I live in Pasadena, CA. I have bad credit because a couple years ago I lost my job and had to get surgery (long story short-- got way behind-- DESTROYED my credit). Also, I work two jobs but it still doesn't pay ENOUGH. I found an apartment complex through my cities housing website.. and it said that they have low income apartments (NOT SECTION 8!).

I still have to be "approved" though-- and I filled out an application and they told me it takes into consideration your rental history, check clearing history (which both are good), and credit history (which as I said is bad)...


I am just wondering.. for these kind of programs-- do they have separate credit guidelines or is it the exact same approval system for both (low income-- and just normal- not low income)

He may require a rental application with a request for references, but rarely do they actually run credit checks. Most of them consider themselves good judges of people. If you have a job, and the means to pay the rent, you shouldn't have any problem at all finding an apartment with less then good credit.

Most landlords or management companies would want to know the type of potential tenant they would be getting.

The landlords or management companies would normally run a credit check, some might run a background check. Most would want to see if you are able to pay the monthly rent, therefore there could be a call or information obtained from your current employer and past employers if you have had your current position less than a year or two.

There might also be information needed from previous landlords.

If you think you might have problems in these areas, you would want to inform any potential landlord of negative information on your credit or background check. This might prevent you from spending useless money when a landlord would not consider you as a potential tenant.

I have the impression that the rougher the area and the rougher the clientele, the stricter they are. I think that you assume that people who are well to do and looking at luxury apartments have done their research, and if they can pay broker fees, first and last month, and a security deposit that they have enough skin in the game that they don’t want to ruin their credit, records, and be thrown out on the street.You worry that poor, paycheck to paycheck people are going to pack 10 people in, never pay, destroy the place, and ultimately claim squatters rights and be impossible to evict.

Just thought I would add some more detail since half of you decided to be *****. All 3 of us live a very good life right now and are wanting to move to better our future and both get a degree so we can live a good life. The charge was a class D felony for an underage DUI with a controlled substance. The controlled substance was from his roomate who had shattered his hand and recieved lortabs for the pain. They shared a vehicle and the lortab was in the car out of the bottle when my boyfriend was driving the car, and was therefore charged with it. Sorry, we need temporary help? Most of your should think before you judge.

Just a guess from experience and being a landlord (in Pasadena), the credit requirements in a program like this are probably less stringent than in a typical rental. Your good rental history may carry quite a bit of weight. If they deny your application, ask them why and if it's due to your credit history, explain the issues you had that will not happen again. yes, i am trying to build my credit with a new credit card,,,but seems it is doing no good!! i have applied for low income housing and they checked my credit, and it was considered a hard hit, and knocked my score down to a poor credit score now,,,this **** makes me so mad,,,,If i have low income and can't afford the rent i am paying now! whys is my credit score so important,,,,these illegals that come here and get housing,,,they don't have credit at all !! i am being discriminated against!!

Most places require that you prove that you are able to make the rent payments. This doesn’t have to be from a job. Other acceptable forms of payment/income are:An offer letter from a future employer including wage, weekly hour commitment and start date.Proof of savings not less than or equal to at least 24 months of rent.Housing vouchers such as Section 8 or HUD’s Home Forward program.Proof of income via bank statements if you are self employed.1099 or tax returns showing proof of income.Proof of Pension, Social Security, or disability payments.Other payments made to you or your landlord such as from a trust fund, spousal support, dividends from investments, etc.If you can’t prove that you are able to make your rent payments, most places won’t rent to you. Short term rentals such as extended stay hotels may be your best option. They are expensive, but if you can’t prove your income, this may be your only housing option.
