Is It Legal For The Letting Agency To View My Flat While I Am Still Living In It

Is it legal to rent out a house to pay the mortgage?

As others have mentioned here, it depends when the house becomes a rental. If you buy a house strictly to rent it out, then you MUST inform the mortgage lender, and they will charge you a higher rate. Also, they may not take the proposed rental income as qualifying income if you have been a landlord for less than 2 years. Now, if you buy a house and live in it as your primary residence for a while, and then decided to rent it out, it's a bit easier. You should inform your mortgage lender and they may charge you a fee but probably won't raise your rate or deny you.One small wrinkle. If you are still living in the house but decide to rent out a room or two while you are still living there, this is OK (though you should get some extra landlord's insurance), but should you wish to refi the mortgage you cannot use rental income from your primary home to qualify. You can use the rental income to pay the mortgage, but it can't be counted as qualifying income for a new loan on that house.

Can a landlord legally enter my room when I am occupying it?

So the question and the comment aRe slightly different. If your question is, can the landlord enter your room (not apartment) while you are renting it, but not in the room at the time. The answer to that is, only in the case of emergency, or if he told you or if there is a clause that allows him enetering in the lease. Keep in mind if like the circuit breaker for the house is in that room, going in there to reset the breaker is ok (if he does nothing else)You should get one of those secret video cameras, find out if it is your landlord or another family member… you say it it your landlord, but you do not say how you know it is him.If it is him, show him the video, and tell him you are cancelingthe lease or going to the cops for illegal entrance

Rude Insurance Agent?

Been there, done that. When we were very young, my husband had a horrible driving record. We were also lectured by a knowledgable insurance agent. He wasn't nice about it and we were both offended. We grew up and learned later, he was exactly right and now that I'm in the business of insurance and my husband looks at horrible wrecks every day, I understand and even find myself giving lectures.

You are risk. A big one. Driving IS a privledge, not a right. The agent doesn't want to lose money on
you, but primarily, he doesn't want you hurting someone else on the road while driving. He (and I, along with others, like us) deal with your kind of risk every day. The combination of speeding tickets/infractions and two at-fault accidents within one year, cause all of our rates to go up and avoidable accidents.

Honestly, I don't believe you kept your truck off the road for a year without driving. You may have cancelled the tags and the insurance, but that doesn't mean it wasn't driven. It's rare that I come across someone in that scenario. Most people have at least one other vehicle they are driving (and can prove they had insurance on it) while the other vehicle is inoperable. Also, a year off the road is very unusual and a long time. If you weren't driving it, how were you both getting around?

Insurance is not purchased like items at a cash register. It's applied for. You must qualify for the coverage and you will be rated accordingly. He didn't want to give you a quote because he doesn't want your risk included in his book of business, it affects his other policyholders and the overall rates. You'll need to be accident/ticket and infraction free for at least 3 years for your risk to look better. You'll also need to insure with a high risk insurer for a minimum of 6 months before you'll be eligible for a preferred company.

What can I expect when traveling in the United Kingdom?

I am Korean, and I went to school in the United States. I have been told that my pronunciation of the English language is similar to well-known American actors like Jennifer Lopez, Tom Cruise and Brad Pitt. My pronunciation of English is not at all like the Americans who live in the southern region (Texas, etc.) and which I sometimes have difficulty understanding.

I am planning to travel for at least a month through all regions of the United Kingdom. Will the people of the United Kingdom be able to understand my American accent/pronunciation of English? Of course, I realize that comprehending American English pronunciation depends mostly on the individual and not on specific regions of the UK

Thanks for your answers!

What is your worst ‘being walked in on’ moment?

About 7 years ago my husband and I were living in a tiny flat. The bedroom was big enough only for our bed so we kept our wardrobe in the living room. One day I was off work while my husband was in work all day so I went to the gym mid morning and hit the shower as soon as I got home. I was fresh out of the shower and walking naked through to the living room to get dressed when I heard unfamiliar voices outside the door to my flat and then a key in the lock.My husband wasnt due home for another six hours so in a panic I did what any sane woman would when a stranger is walking into her home…Yup, I froze there in the hallway right in front of the front door, naked and still slick with water from the shower stuttering “WHOA WHOA WHOA WHOA WHOA!” and flapping my hands about like something possessed! The door opened and I was stood face to face with a man I'd never seen in my life. About 3 seconds passed with us staring in silence at one another in pure shock, but it felt like forever, before I finally found my voice again and said (no I didn't even shout) “can you please get out of my flat?”Another second or so passed while he was frozen in horror before he pulled himself together and turned on his heels, saying “whoops wrong flat!” to whoever was with him at the time.As soon as the door was closed I ran forward and locked it, rammed a chair behind it, and called my landlord (still naked, getting clothed was not my priority at that point!). Turned out the guy was from a letting agency supposed to be showing prospective tenants around the flat downstairs. My landlord had left them a master key to the building. My landlord let the agency know in no uncertain terms that he and I were not impressed and he would be reconsidering using their services in the future. I never found out what happened to their agent who walked in on me, I watched from my window (after getting dressed!) as he left the building with the prospective tenants and drove off pretty quickly. He could at least have come up to apologise but I figure he was probably way too mortified!
