I have land and no money but I want to build houses to sell off and make a profit. How can I do this?

Upzone the site (maybe...). If it allows 10 apts per acre with current zoning, talk to Planning Dept. and if they want to 'intensify' (build more ) the apartments in your area, then you hire the pros that can do a rezoning. If you then get approved for 20 apts per acre, you have doubled the value of your site (maybe...). i.e. if you have 20 acres zoned for 10/acre (200 apts) that's currently valued at $2Mil, and you SUCCESSFULLY rezone to 20/acre (400 apts), then your site is worth $4Mil that you can sell or build on. BUT...be very careful, just because you double the number of units, the Market location may only absorb 200 so you won't get double the value. Before you rezone you should get a Market Study done to confirm doubling the density is a good idea.One of my maxims... 'The highest use is not always the best use"....Disregard 1 and 2 if you have the land already.1. Find great site in Path of Progress and in Market Demand.2. Put it under Purchase Agreement conditional on entitlement approvals.3. Get a prelim. design Concept done4. Get As Approved and As Completed Appraisal.5. Get Land Acquisition / Infrastructure Loan.6. Procure Building Permits.7. Get Construction Loan.8. Build Project (internal if you have the experience or retain Construction Management Co.)9. Sell units if condo (probably require 70% presales before Construction Loan first advance).10. If a rental Project, maximize the Net Operating Income and put in place a Permanent Loan to pay out Construction Loan etc. then either retain as an investment or sell to private investors or REIT etc. at a low Cap rate as possible, and on a tax effective basis..11. Take your profit and do it again...and again.12. Process takes about 2-3 years of your life so you better pray there isn't a downturn in the Market you're building into.13. Other than that, it's a great business..to start with nothing, generate the value through increased land value through your vision, profits from Development Fees, and profits from sale of finished product..and the satisfaction that you have hopefully produced a better than average product for communities to enjoy and make their lives better.14. But remember, Development is a bit like war planning....you have a grand strategy that changes by the hour. 15. Let me know if you need a mentor or a project developed..

If you can't find an impressive internship get some business articles published. Start a blog on some topic in finance ….money management, housing bubbles, the Federal Reserve. Look over the website for The Museum of American Finance (the museum is in NY) Museum of American Finance.
