You have a 240 volt -- 35 amp circuit--
If you are upgrading your stove (and the new stove requires a 240 volt 50 amp circuit), there are several things you need to consider.
You will almost certainly need new wiring.

Things to consider ---
# 1 - Larger Gage (thicker) wire can handle more electrical current - amperage. It is possible that your existing wiring can handle the 50 amps, but you need to get that checked to ensure that it is the correct size.
# 2 - You will need to buy a couple of 50 amp fuses and see if they will fit into your existing electrical panel. If they do not fit, you will need to get a new panel.
If they do fit, go ahead and remove them and put the 35 amp fuses back in. Do not leave the 50 amp fuses in until you are sure that the wire size is correct.

New stoves require 240 volts (2 hot legs), but they also need a neutral to provide 120 volts (1 hot leg combined with a neutral), and a separate grounding conductor - four wires total. That's two hots, a neutral, and a ground wire.
The 120 volts gets used for thing like - an ignitor, clock, timer, light bulb in the oven, fan for convection, etc.
It is possible to use the existing grounding conductor to act as a neutral and ground, but you can only do it in older homes - not new construction or major remodels.

I won’t try and guess where your leak is coming from based on the information provided but I will say air in a house is always trying to get outside. You will find the extremities of your house to be the warmest in the winter while you’re heating the house and the coolest in the summer while you’re cooling the house. If their is no circulatory system to accommodate the heating and cooling of your home extreme condensation or moisture can be your problem to include the mold and mildew that comes with it. When you mentioned you had the roof fixed most roofers would have told you if their job would resolve the problem unless what they did needed to be done regardless. When you mentioned the sill plate is soaked I only know of a rough window sill and the sill plate that’s bolted to the top of foundation walls to begin wood framing of the house. The double plate or top plate of a wall that bears the bird’s mouth of roof rafters and ceiling joists is not a sill plate although leaks are commonplace in areas of the soffit and cornice when building materials aren’t applied efficiently.

4) Under Federal Law, if you are renting to one person, you can ask them anything - including religion, children, etc. Check state laws to make sure there isn't anything unusual you should know about before questioning the person.

5) Maybe give them an IQ test (j/k)

6) If they have a small pet, this tends to be an indication that the person is responsible and will treat your place more like a home.

7) Have them take a drug test

It all depends on how well you want to investigate them. I would rather have too much information than not enough.

2 stage or 1 stage 16 seer ac unit for my house?

We have a large house that will need a 4 ton unit. We are going to do single zone central air but are having difficulty deciding between a one stage or two stage unit. Both are 16 seer, but the price difference is nearly $2000. That is a lot of money to us, my question is is it worth it for a Massachusetts area household to get the 2 stage or is 1 stage plenty?
