Why do rental property owners insist on their tenants paying extremely high rents? Surely if people can afford to buy more than one house they can afford to charge a rental price that does not leave the tenants in dire circumstances.

There are great answers here… I will add an item (I may have missed it in other responses) and that is thanks to our government.For example, in the province of Ontario (Canada) the laws are very biased against landlords and there exists this belief where landlords have more than tenants and should provide housing for cheap. What is a landlord/investor to do when the laws do not support them? Make sure that they can only get the best of the best tenants. That means, someone who will pay high rents, has great jobs, is less likely to destroy the property.A tenant can go up to 6 months without paying rent and the landlord is stuck with the bill with little or no recourse of getting that money back. Many landlords are left with their properties destroyed. I have been lucky that my most of my tenants have been great and take pride in their units. However, not everybody can be lucky and we cannot afford to be charitable that way anymore (this sincerely pains me). These are just examples, the law is really not supportive of tenants/investors at the moment.Let’s say you to go Walmart and get some groceries but then walk out the door and decide not to pay. Or, let’s say that you go to Home Depot and setup shop in their kitchen demo. Maybe someone decides to go to the convenience store and crash it? You will be charged and get into big trouble. Same things happen to landlords but tenants are excused and get a jail-free card.Does that mean the laws should support only landlords? No way! There are terrible landlords out there! Very awful ones… usually people fleeing those places interview for my rentals and it’s so upsetting to hear how tenants are treated.Fair laws where both tenants and landlords are protected will level up the playing field. It will allow not so stellar tenants get a home because landlord will know they can get rid of them, and tenants can go after terrible landlords with proof of their wrongdoings. With less risk, investors can ease up their rents.
