Remodeling Our Small Home

Which is the best company for home remodeling in USA and Canada?

There might be thousand of companies offering the services you are looking for. Some of them could be great at their work and some may be not as good as they speak about themselves. So, its a bit tricky to find the right person for the right job but if you are willing to do a bit of homework before going out to find some builder to do the job for you, then there are positive chances that you will get what you are looking for.Take a pen paper and list down at least 10 companies.Tell them whatever your project is and see what they say about itAsk them to show you their previous workTell them your budgetNow compare the quality and budget offered by those companiesThen decide who are going to remodel your house.I used this strategy approximately a year ago and got my house remodel very well at a very affordable price.Stone Craft Builders remodeled my house by installing patio cover in the lawn, an indoor swimming pool. Windows and doors got replaced. Now my house is actually a home where I spend most of my time.

How do I decide how much to invest in remodeling my house?

The answer depends on how long you PLAN to stay. Plan A:If you want to stay for 10-20 years, then remodel based on what you want for your own personal enjoyment.  Upgrade utilities, redo a bathroom, update the kitchen, replace windows and doors, do energy improvements, etc. Plan B:If you want to move in 2-5 years, then do NOT do any major remodeling because you will NOT recoup the money spent in property value.  This will be a waste of money, time and energy, and you will regret all of it. Your concerns are 100% valid because most remodeling work will NOT turn into real market value immediately.  But it will increase your property taxes immediately (haha). But some work does give instant value, depending on the current appearance and condition of the house. 1. New exterior wood or fiber cement siding (not vinyl) if the house had a run down appearance before.  But make a pretty house pretty again does not increase value. 2. Removing old carpets AND refinishing hardwood floors that were obscured before. 3. Replacing a very old furnace or AC unit.  This doesn't actually add value, but actually reduces risk for the next 10 years or so. 4. Replacing a very old ugly roof with new Lifetime Warranty Architectural shingles and new flashing.  New 3-tab shingles will not raise value.   5. Repainting the interiors and exteriors if that's an option. Hope that helps. NOTE: I started with this "The answer depends on how long you PLAN to stay." because I understand that life happens.  Things change.  Kids come and go, jobs come and go, spouses come and go.  So base this on your expectations with the understanding that the rug could be pulled out from under you at any time, and you better have a Plan C if that happens.

If you had $25,000 to spend on a remodel, what would you do to your house?

We have a Victorian house that was built in about 1870 or so. It has some cool, original parts but additions were added on over the years so it’s not on the historic registry, which means we can add and change things. Within reason of course. There use to be another house right behind ours but it burned down sometime in the 1950s and the lot is now empty but their huge, old carriage house was moved forward about 70 feet to our property. It really needs a new roof and we want to put more electrical outlets inside but I have no idea how much that will cost. What we really want to do is add on another room to our main house to use as a place to do crafts. My sister and I would love to be able to keep our projects out and not have to put them away every single time we were done working on them. To accomplish this we would need a strong door with a NO Cats Allowed sign on the door. The cats have the whole rest of the house, and it would be nice to have one place where we can spread out and be able to work on things without the kitties destroying our stuff. Yarn, thread and felines are usually a deadly combination. Of course I’m sure all three of the cats will be screaming at the door to get in but we’ll figure something out.We also have to repair our front porch. The last couple of nor’easter had winds in excess of 140 kilometers per hour, and tore down the screens and blew the railings off. We can probably fix that ourselves so it probably won’t cost that much.We still haven’t gotten estimates or made firm plans on our new craft room but we hope 25 thousand will be enough. It seems whenever I estimate some work around the house it always takes three times a long and costs at least twice as much as I originally think.

Your small remodeling business has two work vehicles. One is small passenger car used for job-site visits and?

You just have to learn how to set it up...there isn't a specific formula that I know of....

CAR
(before upgrade) :
12,000 miles / 25 mpg = 480 gallons
480 gallons / $3.70 per gallon = $129.73
(after upgrade) :
12,000 miles / 40 mpg = 300 gallons
300 gallons / $3.70 per gallon = $81.08

$129.73 - $81.08 = $48.65 savings with upgrade

TRUCK
(before upgrade) :
12,000 miles / 10 mpg = 1,200 gallons
1,200 gallons / $3.70 per gallon = $324.32
(after upgrade) :
12,000 miles / 12.5 mpg = 960 gallons
960 gallons / $3.70 per gallon = $259.46

$324.32 - $259.46 = $64.86 savings with upgrade

Upgrade the truck because the company saves more money!

Your experience remodeling a 1950's house bathroom. tools, and how?

are you trying this yourself?
frist thing is to put a fan in the window blowing out because this is going to be dusty as hell
bust out the plaster above the tile enough so you can stick pry bars behind the mortar bed with the tile
now take your grinder with a diamond blade and cut the walls into manageable sections
then you can begin to pry it away from the wall studs, carefully so you don't crack the plaster on the other side
these sections will be heavy and have sharp jagged edges so besides your dust masks wear some good leather or suede work gloves
it will be best to just strip all the walls and redrywall the entire room instead of trying to save small sections of plaster
the tub area may be too big for the new since they knew they were putting such thick walls so you may need to do some furring or reframing before putting in the new stuff

those large white gloss tiles will need to be set like they are stone tiles or it won't look good and 5 days won't be enough time to complete this project properly

Bathroom/Bedroom remodeling? Size issue...?

We are considering some remodeling and are hoping to get some opinions.

The house has two bedrooms, 12x12 and 10x12 and one small bathroom, 5x7 with no cabinets or storage in it at all. We really want the bathroom a little bigger to fit an actual vanity. The only option would be to take some space away from the 12x12 bedroom. We aren't sure if that would be a good idea, or if it would hurt us if we had to sell in the future. ?
