I would definitely buy Let It Be. It is a complete album full of elements of every single album beforehand. If you like early stuff, The One After 909 is one of the first songs they wrote together, and it is on Let It Be. If you like later stuff, Across The Universe will satisfy you. If you like the bizarreness of The White Album, Dig It is as bizarre as it gets. My point is, you will find everything you need on Let It Be.

Since I think that you should get the most varied styles within your two albums, I would recommend getting an earlier album for your second one. Personally, Help! is my favorite early work. It has some really well known songs such as Help!, You've Got To Hide Your Love Away, and Yesterday; some flawless covers such as Act Naturally and Dizzy Miss Lizzie; and even the filler songs on the album are fantastic! Being as it can be considered the final "early" work, it shows the most progression for that style.

As a sidenote, I would recommend NOT getting two albums within the same general period. The Beatles have so many different styles and you should expose yourself to as many of them as you can, not two of the same.

I would consider buying Let It Be instead. It is a complete album full of nostalgia and, rightfully so as it is their last album, it contains elements of every single album beforehand. However, if you have decided already to rule that album out, the best one on your list would have to be Revolver. It is a perfect mix of every style. Where Rubber Soul is also in the middle period, it leans more towards the earlier stuff and less towards the newer progression. Revolver incorporates the style of its predecessor Rubber Soul and helps to create the new sound that sparked albums to come.

Rock Band 2 or the Rock Band Beatles?

Well, I haven't gotten tired of the Beatles' songs in 40 years, so I wouldn't worry too much about that. The Beatles' music is a good foundation to learn about early; it gives a lot of newer music some context. So I think the Beatles version of the game would be a good investment.

However, if you're just not big on the Beatles, go with Rockband 2, for variety.

Yes, buy it. You love The Beatles and Rock Band and the game got 9/10 in all the reviewers websites. The game is incredible and you can download new songs from the music store anytime you want.
