Who is supposed to clean the house when you rent out a room?

Well it all depends on what the lease says.if you don't have one, great! Time to make one with an addendum that clearly lays out expectations and responsibilities surrounding cleaning.if that doesn't work, you should still create an addendum for the next tenant/roomie.Another option would be to see if she's open, as a roommate to splitting the cost of a cleaning person, molly maids or something. Or try to force it on her with a raise in rent to cover half the cost. Or try to kick her out with a raise in rent…The real problem for answering this question (and creating an addendum) though is perspective. “Clean” means a lot of different things to different people.Maybe you have OCD or something, and require a level of cleanliness that is practically unattainable. Maybe your roommate is an absolute lazy pig that loves wallowing in filth. Be specific with items, actions, rooms, frequency, etc.

My wife had sex with our realtor that was supposed to be assisting us with the purchase of a new home. What can I do to report this realtor?

I hate to be the one to tell you this as a realtor. This is a very competitive business with a 95% failure rate for agents. I once had a Broker in charge of around 1900 agents. He unfortunately decided to sleep with many people in business instead of his wife. He even slept with some of the appealing female office staff. He was on virtually every committee and still is. Our office owner fired him for his actions but he just got another broker job (now re/max) not that it matters who. And I’m sure a tiger doesnt change his stripes. The sad truth is the best you could do if he isnt married or attached to a girlfriend is to find someone your wife won’t sleep with to sell your home. The sad reality is that people can sleep with whoever agrees to sleep with them. You could certainly give him a “bad review” but he can also sue you for slander and own your home “and everything else you own+ expected income loss” if you can’t prove it! Sorry to hear your situation.Here is the truth:The board of realtors is a “PAID HUNDREDS PER YEAR/ AGENT”. They operate as a business to make as much money as possible, not to serve you- the person who pays nothing.Yes, you could try to attempt to get him fired from his current broker. However, agents PAY THEIR BROKER, not the other way around. He could sign up with a new broker any second of any given day. No interview required to pay a broker to process your paperwork…You unfortunately cannot sue for anything that I am aware of… such a being an unethical turd. Unfortunately this is not illegal.Simply put, his brokerage owner or franchisee can also sue you for libel and/or slander if you try anything funny. Not much of a shot of them paying you anything.I could go on and on… really no point. It would do you just as much good to report him to your local Mcdonalds employee, as there is really nothing anyone can do about personal relationship matters.We have all had that one customer we could not please, although your case actually appears to be insanely justified that you would be disgruntled. Anyway, said customer says how they will turn us into everyone and we will lose our licence, be fired, etc. If there is nothing we can do to solve the situation and make them happy, then it IS SALES AT THE END OF THE DAY. Move on to next hundred customers looking to buy, sell, or lease something.Im sure you will not like my answer, but I assure you it is the most accurate one here.

Our rental home is in pre-foreclosure?

Febuary 1st of this year we moved into a rental home owned by a life-long family friend. Our rent is fairly inexpensive for a 3 bedroom 2 bath ($850) in Redding California. We paid a security deposit of $500 (also inexpensive) before we moved in. We have been paying rent on time every month. At the beginning of this month our landlord asked us for a copy of the lease (6 month lease), saying she can't find hers. She also asked us if we were interested in signing a longer lease for a year after this one is up. We told her we would love to.

We didn't think anything was going on until we found a "Notice of Trustee's Sale" on the front door a few weeks ago. In the notice it says "On June 29, 2010 ............. will sell at public auction to highest bidder........."

It says the notice of sale is $134,743.51, which I am surprised... I remember when she bought this house 20 something years ago. I figured it was paid off.

I sent the landlord a text telling her about the notice, she text back saying "I am pretty sure I know what is up. I will get back to you" She never did.

Two weeks ago my husband and I got a certified letter saying the exact same stuff as the "Notice of Trustee's Sale". I sent the landlord an email telling her. She wrote back "I'm so sorry! I have taken care of that but it looks like the release has not been received by the selling agent. I will make a call and if there is a problem I will let you know...Once again I'm very sorry!"

I didn't hear anything back, so last week I sent her an email saying "Have you heard anything"... to which she never responded. I know she has been online too because she has commented on several of my facebook photos and status updates... lol

I have looked at several of those 'foreclosure' websites, and our rental home is on every one of them.

I asked a friend of mine that is a mortgage lender and he told me to just wait it out and see what happens. My sister in law is a Realtor and she told us to stop paying rent and just wait it out.

Tuesday is the day that it is suppose to be auctioned. I am worried that we will have 3 days to pack and leave... Kinda hard to do when both my husband and I work full time, my husband is a full time student and we have children ya know...

I guess my question is... what is going to happen on Tuesday? Do you think maybe she worked it out with her bank but just forgot to let us know?

Real estate agent wants $1,000 check?

My real estate agent was just telling me on the phone that I need to write a $1,000 check that they don't cash until I tell them to, that is just good faith so the bank can see I'm serious about buying a house. This sounds INCREDIBLY fishy. Could I just write a check and at the same time put a stop payment on it from my bank? I mean, what is the point of this? Isn't a downpayment good faith enough?

"FAIR" there is that word again. Liberals can not seem to talk for more than two minutes without the word fair popping up. Apparently Liberals really want everything to be fair. But their version of what is and is not fair seems to be a bit skewed to many people.

Certainly fairness in taxation amounts to soaking the taxpayer depending on how much they earn. Liberals oppose all tax codes, which would truly be fair. Flat taxes, where everyone pays the same rate? Liberals do not like those. Consumption taxes, where again everyone is taxed in a balanced fashion? Liberals dislike that system as well.

In fact, the only "fair" tax code to liberals appears to be one which punishes success, and takes way too much of Americans hard earned money and places it in the hands of government.
