Title problems with HUD Home!!?
I posted a previous question about a HUD home my family is about to purchase..well we haven't closed yet. We signed the contract on Dec 31 2010! Well we decided to wait before getting HUD involved. The recent delay was something about title problems. I called him last week and he told me that the problem cant be fixed and then i called him today and told me that the house was pulled off the market until they fix the "problem". But i asked once the "problem" is fixed will my family still get the house and he wasn't sure! So i decided that i will contact HUD! but i dnt know what to do..it has been really stressful!! My dad wants to get a lawyer involved...but am not sure..any advice..thoughts?? fyi We are first time home buyers

She should be able to go to the courthouse and get a duplicate title. If she needs to go to a different place, they will tell her. She will have to get the title first and then sign the back before you can get a title in your name.
Where would I get a copy of a HUD-1 from a home sale?
You can get a copy from the title company that closed the deal, the Realtor companies involved or the lender who financed the loan.ss
How long does it take to close on a HUD home?
Depends on the loan also. Normally, HUD requires 15days to approve an offer on the home. If you're doing an FHA loan it can take 30-45days. You will need to either meet the attorney in his office or he will meet you close to where you are. that's ridiculous! Make sure to lock in your rate today the rates are going up!
What's a HUD case mean for a house listing?
HUD offers an insurance program which covers any losses by a bank when that bank issues a HUD loan. HUD does not loan anyone any money. They are an "insurance" policy. The buyer of the home paid the fee for that policy when she bought the house. Your house is owned by HUD. HUD paid off the bank and took title. Now they are selling it. It will be sold "as-is". You can look inside the house since it is up for sale. You make your offer assuming that everything does not work. Most of their houses have a minimum bid .... often in the listing.
Can the Title company ask me for more money after I closed?
It has not recorded in 9 days since closing? Really? That seems very strange. I would call the county Monday and check on that. This one is tricky, if it had recorded, I would tell you to tell them tough cookies. But if it really has not closed, which is I am skeptical about, they may have you over a barrel here. If you are the type that likes to enchange in a polite, respectful debate, I would call the title company and ask to speak to the manager. I would explain what has transpired and that you are not inclined to pay for their error. I would mention things that are politely condescending, "I had always heard how meticulous title companies are supposed to be, I really cannot believe we got all this way before someone caught this error. I am wondering now what else may have been missed. Can you tell me what other possible errors I should be anticipating?" Or if that is too wordy, how about "Wow, this is bad, do you think I should talk to an attorney?" But they have attorneys too, so that may fall flat, and probably everybody with a problem goes right to the attorney thing. How about this? "I understand that errors happen, but I do not feel like I am at fault here. I saw the closing statement, was confident in your company, now there is a problem. Is there other possible resolutions rather than me having to pay over $700 I did not budget for?" Maybe they will split it with you. Do not lose your temper, people are not typically inclined to help those that fly off the handle. They would rather help people that are nice and polite. But if you have to shift into ***** mode because the nice route has been well traveled and is not cutting it, been there, done that. =) Good luck. EDIT: SportsFan is right in some areas, but not mine. Here you do not get keys at closing either, you get them when it records.
What are the laws on moving a 1984 mobile home?
In Virginia, there are no restrictions on moving an ‘84.I (any contractor) would need to be licensed to do so, would need to have a hauling permit, a big enough toting truck, and would need to secure the load.In terms of restrictions to haul due to age there are none. I could haul it if it were built in 1810 or 2010 as long as it were “road worthy”.Do note though, make sure you are approved in your county or municipality to set it back up in the new location. If you plan to live in it again you will need approval and some areas and zoning have restrictions on type of dwelling and age of dwelling. Specifically, I have seen counties limit the age of a mobile home to ’85 or newer. Just a fyi if you plan to try to set it back up.
How can I get specifications on my modular home?
This is not my area of expertise but I do have some general knowledge about how you might be able to research.It is not clear as to me whether this is a mobile home (may also be know as manufactured) or a pre-fab modular (factory built and then constructed at your specific location). I am not sure how manufactured homes are sold in Pennsylvania but in California when the home is sold, the manufacturer information is generally included so you may wish to contact the agency in your state to find out more information. Once you have the manufacturer you should be able to contact them for the specifications. I also located this information from NADA site which may help you locate the manufacturer. A manufactured home is any home factory-built in the U.S. to the HUD Title 6 construction standards (commonly known as ‘the HUD-code’). The HUD-code took effect June 15, 1976. A HUD-coded home will display documentation called the Certification Label and the Data Plate. The red Certification Label (sometimes called the HUD Label) can be located on the tail end of each transportable section of the home. The Data Plate will be located inside of the home. Regulation states that the Data Plate be affixed inside the home on or near the main electrical breaker box, or other readily visible/accessible location. These documents are extremely important; as per the HUD Title 6 regulation removal is illegal. Removal could hinder the buying, selling, financing, or insuring of a manufactured home; they are not replaceable.If it is a pre-fab modular home constructed as a standard home, you may wish to check the title history and or the department that handles building permits for some information.
