Kitchen Remodel - Countertops or Cabinets?

Hi everyone, we're remodeling our home to put it in the market for sale. Given the comparable properties in the neighborhood, our home in good condition will likely not fetch no more than $170,000.

The bulk of our renovation funds will be going to be going to remodeling our bathrooms (in dire need of a remodel) and will have little funds left over for a kitchen remodel, and wondered whether what would be best to renovate to increase the value of our home for sale. The countertops or the cabinets?

We have a relatively small kitchen (10x9), the countertops equate to only about 14 linear feet and are of a wooden-type style. Our cabinets are painted white and have brass hinges and white/brass handles.

Any idea how much either renovation could cost (material and labor as we would not be doing the work ourselves)?

What kind of paint can be used to cover kitchen countertops?

Well… none. Unless you are trying to sell a house, don’t paint countertops. If you are trying to sell a house, just know that this is a dirty trick and at least use epoxy.Faux marble and granite counter kits were all the rage just a few years ago, and then suddenly they disappeared. This isn’t because they don’t work, they do, and some look really good. Until you set a hot pan on it, scratch it with a knife, let a blob of sauce dry on the surface, or have to scrub grease off it. All these things will chip that paint, and pretty much any other paint that’s safe to use in a residence. Once there’s a chip in the surface, moisture gets underneath the coating and eventually the whole area will peel. There isn’t a kind of paint that won’t do this eventually, but epoxy will take the longest. By longest, I mean a few years with regular use.If you paint countertops, you will have to keep painting them. And really, if you’re a good enough painter to keep painting countertops (which are tricky) over and over, you’re probably a good enough painter to trade labor with someone for a new countertop.You can also randomly stop by houses that are obviously being remodeled and ask if a countertop is being replaced. Typically the people installing the new one take it, but often they’d rather not. It’s possible to get one for little to nothing this way.
