I would like to know if anybody knows how to become a Real Estate agent in the USA. I live in Canada and I am a Canadian with no US citizenship or working visa. I would like to take the courses in WA State and become a Real Estate sales person there. Is that something that is possible or do I have to apply for some kind of working visa? Please any information will be great information. I do not have a real estate license in BC Canada. Please don't waste your time with answer like why would I want to become one now. How do I become a real estate agent?

Each state has their own real estate license requirements. You would be required to attend and take the required real estate courses at a local real estate school of each state you would want to list and sell real estate.. Upon completion of the real estate school and course, you would need to apply to take the state license real estate examination.

You should Google real estate agent license requirements followed by the state in which you would like to obtain the real estate license from.

This site would give you all the local requirements. On this board most do not reside in the state in which you might want to get your license. Therefore you would be getting general information, not state specific for your state.

#1 Get the necessary education to get your state license.

A. An internet class would do just fine you are only trying to get your license.

B. If you like to sit through a class then find a real estate school in your local area.

C. Some real estate offices offer career real estate license school in their office

D. Some states allow you to take the real estate broker test as long as you have a diploma from a recognized 4 year university or college. Check to see if you reside in one of these states.

#2 Obtain the necessary continuing education to maintain and keep your license to sell real estate up to date.

#3 Formalize the best marketing plan you can think of to maintain a high degree of referrals and a good customer base.

#4. Become an expert in the area of real estate you would want to succeed in.
You want to become an expert in real estate not just a person that sell and list houses. There is a big difference.

#5. Attend as many real estate seminars and career enhancement educational and motivational seminars as you can. Not only would they be a welcome break from the work schedule, but would enhance your image and count as continuing education.

#6. Join the local and national real estate organizations and associations. They are a great source for current trends and perhaps help in continuing education subjects. Several are a must to join if you plan to be successful in the real estate career field.

Is Los Angeles California a good place to be a real estate agent?

Thanks for the A2A Marlon. I didn’t like it. I will likely retire there but the Seattle Real Estate market suits me a lot better.It’s a good idea to choose a place that has higher home prices. Allows you to focus more on each sale and do a high quality business vs a high volume business. I like $600,000 give or take markets where you can average $10,000 or so per sale. Cheaper markets require you to do more volume than you can do exceptionally well.By “exceptionally” well, I mean the type of job that gets you lots of referrals from your past clients. The main goal is to get at least half to 2/3rds of your business from past client referrals by and after year 5 or so. Bad agents (and new agents) spend too much time finding their next client vs doing really well for their current clients. My clients just fall from the sky really because I am able to do an over the top job most of the time. If you are only making $2,000 per sale or less, you have to sacrifice quality for volume.In that sense, Los Angeles does qualify, but it’s hard to work that market without lots of past contacts. It’s hard to break into that market and it’s hard to sustain yourself in that market. Mainly because The South Bay agents don’’t work PV well and Beverly Hills agents don’t, almost ever, end up selling in the South Bay. It’s a big area, but it operates more like a lot of tiny areas. Even with the high dollar amount per…it’s hard to get enough sales in the area you need to be successful in.Doesn’t work well at all for me as I am a truth-teller who tells people the good, the bad and the ugly and works well with lots of hand compiled stats. L.A. can’t handle the truth…to borrow a line from Jack Nicholson, nor do they want it. They want lots of pretty lies or at least “plausible deniability”. Not my style. Tech workers suit me better as does the type of housing here in the Seattle Area.Everyone’s a bit different as to what is a good fit. For me L.A. is a great place to visit, and I go there often, but I don’t want to work there. I’ll go back when I retire.
