Do I Build Out Or Expand Into Another Bedroom

How much will it cost to extend a 4 bedrooms upstairs with a ensuite. Currently have a older brick house.?

No one but a local contractor can give you and estimate on building costs, but I will tell you building upwards (second floor) is always more expensive than expanding the ground floor.

The cost will vary according to your location, supplies used, the cost of permits, etc. Your 12 feet X 12 feet room is basically 144 square feet for the slab work (Concrete floor on the dirt?). You need to figure the height (You didn't say how high the ceiling, roof, etc. would be.) as well as the lengths for the walls. Wood is sold by either the board foot which is thickness X width x length, or by the linear foot which is just the length of the board. Some places already do the math for you and place the cost of each piece on the item, such as a 2" X 4" stud that is 8 feet long = $xx.xx. That makes it easier. If you are going by the standard 16" distance apart for studs in the walls, you will need 12 feet divided by 16" X 4 walls (I assume that you rip out the wall where the room will join the rest of the house, if not then multiply by 3 walls.), plus extras for running on the tops and bottoms, as well as extra bracing if you are putting in windows and doors, the joists for the roof, etc. You see, it can get complicated and that may be why you get a long story like this one. Add nails, screws, doors, windows, etc., which also can vary in price.

Then you need to figure what you're covering the outside walls with (Brick, siding, etc.) and how many sheets of dry wall you need, each one being the regular 4 feet X 8 feet size, for the inside walls and ceiling. Add primer, paint, etc. These all vary in cost too. Then if you are putting in electric or water you probably should have a certified electrician and/or plumber do it so it is up to your local code. If it isn't done by someone certified to do it and it causes a fire or water damage, your insurance might not cover the loss, plus you could have to go to court pay a fine for not having your room up to the code.

I would suggest that you go to your local Lowe's or Home Depot and get some expert advice and estimates. They should have someone on staff that can help you figure the costs.

Thanks for the A2A, but I can only reiterate what others before me have said about contacting your local building department. How enclosed space is assessed varies widely from place to place. When I was building in FL for example, an emphasis was placed upon ‘conditioned space’, due to the prevalence of screened in Lanai’s or pool enclosures, and enclosed space without heating or air conditioning was taxed at a lower rate. You could also build an open storage area within the house but it would be taxed at the same rate as any other space within the house.This is a subject that is governed more by code than logic, so you shouldn’t assume anything. An example of this illogic is when you build a home office it will remain so as long as you don’t build a closet into it. The minute you add a closet your office is deemed a bedroom…by code. That might not affect your taxes but could have an effect on your water and sewer bill and will definitely impact the size of a septic system should you be in an area where they are legal.So, I wouldn’t look for an answer on Quora but with your local building department.

What is the best way to build a closet over existing carpet?

You could build on top of the existing carpet and this wouldn't cause you any problem, until you replace the carpet. I'm a carpet installer and have removed a lot of rugs that have walls, islands, bookcases, and cabinets built on top of them and this is a little irritating to deal with. Also when tearing out the old carpet, someone who is not careful can start tugging at the rug without realizing it is under the wall. This will cause your wall to shift and weaken, and crack your paint.
So, building on your subfloor is really the best idea. If you pull back the carpet to do this it will have to be restretched. You could buy a cheap knee kicker and do this yourself. Another option (for a small closet with two walls) is to leave the carpet where is is and cut out rectangles for your floor plates, leave the holes a little too small and slit the corners so you can fit the board in. If you do this, tack some nails around the edges of the holes first so that the carpet does not lose its stretch and wrinkle.

Different communities have different rules. Check the zoning rules in your community, municipality, county, etc. The rules are very specific. An example of this is Las Vegas where you can do Airbnb if no one within a certain radius of your house is doing it and if your house has less than 5 bedrooms. If you have a 5 bedroom or more house, you can’t do it. It’s all about zoning, home owners association rules, and other ordinances. Do you homework before you invest in your remodeling project.

How can I reduce sound from another room?

Soundproof doors are hollow shells with foam injected and hardened inside them.   Some people have tried drilling holes in the door (typically on the inside edge around the hinges) and spraying in expanding foam.  I'm not sure I would try this on a rental property as it could cause the door to bulge out.   What I would do is build a fiberglass soundproofing batt.  Make a simple wood frame using 1-by-4s to create a frame in the shape of the door, leaving room for the doorknob (it will actually be about 3.5 inches deep).  Make sure you can hang it on one side of the door without interfering with the operation of the door.   Now fill the frame with regular pink fiberglass and wrap it in whatever cloth you fancy, folding it neat and tight and stapling to the frame.  Hang that on the door and you will effectively have a soundproof door.  If the floors are hard and there is a gap at the bottom of the door, you can also get a floor sweep that will help keep sound from shooting the gap.A more expensive solution is a white noise generator; one cheap option is to look at thrift stores for a clock radio (even a broken one) that has a white noise feature.  This doesn't take away the noise outside the door but masks it and makes it less distracting.

How much does it cost to build an extension to a house?

in North Carolina seven years ago we built on a first floor level oversized garage, finished, with an oversized paved drive; upstairs a bathing suite, huge walkin closet, and a 10 x 18 finished room w/4 windows. We also built a closet where an existing exterior window had been in our daughter's room which buts against that new spare room. all of the carpeting was bought as remnants, there is hardwood in the dressing area, tile in the bathing area, a step in shower with glass walls. New HVAC for the addition.

I can't cite the addition alone bc we also had a new roof done on the entire home and had hardwood put in the existing LR and DR since the guys were there anyway. Total job cost $130K for about 1600 square feet. all the grading, plumbing backhoe, etc etc kills you on labor costs.
but I tell you what. I wouldn't take a million dollars for it!
