How Accurate Are Good Faith Estimates

Why did the CFPB only present a Bank good faith estimate and not a Mortgage Broker example of their new form?

Tons of great examples are provided by the CFPB here:TILA-RESPA Integrated Disclosure rule implementation > Consumer Financial Protection Bureau I wouldn't read anything into the fact that they are using a bank as the sample entity. It's just an example form and it's not some kind of weird prediction of the end of mortgage brokers.Mortgage brokers have always been around and the always will be around. Depository banks cannot reach into every small town in the United States. The mortgage broker has a place in the industry: A broker can further the reach of the bank (because who funds the brokers loans? Banks.) by offering services in the smaller towns. And a broker has access to mortgage products that a bank doesn't offer.Mortgage broker numbers ebb and flow with the rise and fall of the mortgage lending cycles. It is a cyclical industry...always has been, always will be. Regarding LO compensation, the Dodd Frank Act adopted the FRB rules on LO comp. Given the way the republicans have expressed disdain about The Dodd Frank Act and how they threaten to repeal it, it's almost become comical.  The Act will not be repealed. If anything, expect more investigations from the CFPB into companies that are violating LO compensation rules. Follow the rules and you'll have nothing to worry about.

Why is the Catholic Church estimated to be worth $8,000,000,000 when Jesus wore only a robe, and so many Catholics, especially in third-world countries, are virtually penniless?

Firstly, the Catholic church is worth way more than that. There are about 1,200,000,000 Catholics in the world (link). If your figures were correct, then the church’s value would be approximately $6.50-$7.00 per Catholic person. That’s not even enough money for a robe each. The only way anyone could be offended by that dollar figure, relative to the size of their church, would be if they were mathematically illiterate.Large organizations require resources to function, and the Catholic church is one of the largest coherent organizations in the world. There are nearly as many Catholics in the world as there are people in China, but the number you quoted is less than the annual budget of the government of Norway. There are more than 200 times as many Catholics as there are Norwegians, however, so it’s really weird to act as though this were a large amount of money. I’m confident your figure is nonsense. For example, this article (link), estimates that Catholic-affiliated organizations spent about $30,000,000,000 on charitable services last year in the United States of America alone. THIRTY BILLION DOLLARS. If their church were only worth $8 billion, then where are they getting that kind of money?I’m not Catholic, but I have a lot of respect for their social services. When it comes to their experience and effectiveness in providing charitable services for the poor and destitute, they do a remarkable job—and my impression is they are significantly more effective with their money than government programs that have a similar funding level. This criticism-disguised-as-a-question is nonsense on so many levels.

How accurate is evike with ETA?

ETA (Estimated Time Arrival) is an educated guess on when the next shipment of the product will come from the manufacturer. The ETA is not accurate, it is just to give a general time of when the shipment may come. The ETA could be late or early, and it is usually off by a couple days, if not more. So if you pre order a gun with an ETA of June 5, for example, the shipment would come into the ware house possibly June 8, and it will ship to you by around June 11, and depending on the shipping, could come anywhere between June 12-21. If the ETA just says a month, and not a specific date, you will most likely receive it during the specified month.

Can you estimate a monthly mortgage payment with a $250K mortgage loan?

While it is difficult to estimate what the payment would be because it all depends on his credit score & profile, I can give you some interest rate & monthly payments amounts.

A realtor cannot determine the interest rate, only your mortgage lender can do that. Keep in mind there are a ton of lenders out there; mortgage brokers, banks, credit unions, and investors. Ask for referrals from people you know, ask realtors you know & trust, and talk to bankers to make sure you are well informed.

He needs to find out what his score is from getting a tri-merge credit report (his mortgage lender can pull this as part of the loan origination process) and then he will know rates he can qualify for. Check out www.bankrate.com for current mortgage rates.

At amount financed of $250k: Principal & Interest only...

@ 6.00% payment of $1,498.88
@ 6.50% payment of $1,580.17
@ 7.00% payment of $1,663.26
@ 7.50% payment of $1,748.04
@ 8.00% payment of $1,834.41

Which database of people killed by police is more accurate?

It’s hard to measure accuracy; the papers did record all known shootings, but their criteria varied. The Guardian tallied all deaths that occurred involving police and civilians, including automobile accidents. The Washington Post only tallied deaths that occurred when an on duty police officer shot a civilian. Their data was skewed to a small degree because WaPo counted people with toy guns as “unarmed.”When suspects were armed, the police killed roughly the same percent of blacks as whites. But the most significant factor in both reports was that when police killed unarmed suspects ( about 25% of the shootings), the suspect was five times more likely to be black than white, Hispanic or Asian. And, yes, more of the dead were white, but the discrepancy is obvious when one considers the proportion of each race in the population. This data, from 2015, only represents one year and, while it is too limited to draw firm conclusions, it is certainly suggestive.Interestingly, Professor Roland Fryer of Harvard released the findings of his research into police use of force in July, 2016, which showed that police were more likely to use physical force with black suspects, but no more likely to shoot them. Fryer, who is black, described this as “the most surprising result of his career.”Surprising New Evidence Shows Bias in Police Use of Force but Not in Shootings. NYTimes, July 16, 2016Again, this is one study, and the results would have to be replicated to have validity. The AG recently announced that the government would be tracking future police shootings; Comey, Director of the FBI, stated that it was “ridiculous” that newspapers had better databases about police shootings than the FBI.He’s correct.

How accurate is Fitbit's bioelectrical impedance analysis Aria scale?

Not very, like all bioelectrical impedance measurements - Fitbit is using basically the same tech here that other scales use. However, what they are useful for is measuring trends in your body fat, providing you control for some variables as well as you can. Hydration levels and whether/how hard you worked out can affect the readings, for example. I believe it's best to measure fat via bio impedance at the same time every day, preferably soon after you've woken up, gone to the bathroom, etc, and maybe half an hour after hydrating to a reasonable level with a glass of water (ideally the same sized glass every morning). It still likely won't be particularly accurate, but it'll show you how you're trending, which is the important part anyway.
