It will cost as little as $85/sq. ft., or as much as $300+/sq. ft., depending on the materials you select, where you are located, type of house you build, how much work you do yourself, etc. I built mine 5-1/2 years ago, did a ton of work myself, including being my own general contractor. It's 1800 sq. ft., and the final cost was just under $170K. It appraised at $235K, but I'm guessing the value has taken a hit with the economy. I live in Wisconsin. Hope this helps.

I was thinking along the same lines as Frankie. Have you been to Trapper Creek? in the winter? I would go with lower ceilings, smaller rooms, a more practical floor plan with a smaller footprint. You will want to consolidate plumbing to one area of the house. And make sure to talk to local builders about plumbing in the arctic. Many people have grey water and an outhouse, and that can actually make life easier in some ways. Yeah seriously, unless you have wads of cash I would look at smaller plans, cabin plans, and energy efficient designs. Your dirt work and foundation will cost a lot, most people can not DIY that and don't have the heavy equipment. Cost of getting power and a driveway out to where you build will vary depending on location and conditions. Are you drilling a well? Permafrost and northern conditions can be a challenge to build on. What is your property like? What kind of foundation are you going to use? That roof has some complicated angles, not sure how much building experience you have. And do some research on hot and cold roofs to make sure you know which one you want and why. OK also consider how you are going to heat this home. If you are building that huge home do some heating research and planning, and check out fuel costs for delivery in Trapper Creek. And put in a good big wood stove instead of the fireplace. Call or check online prices for materials in Anchorage, figure in the cost of getting then to Trapper Creek. Get estimates on the things you can't DIY. Also add in the cost of getting power to your property, well, and septic. Can't imagine anything about that house plan is cheap or practical for where you want to build it.

If you plan to do much of the work yourself you'd probably reduce that by a 1/3 because there'd be certain inclusions/aspect you wouldn't be allowed to do eg: plumbing. electrical and some heating systems. Other factors to contribute to any cost would be the ease of access to the site with more difficult sites easily rising by 10%-15% and the availability of labor, number of windows, roof type & covering, single storey or double, because a double has less roof to build & cover, less footing to dig & pour concrete and so on Well, you get the idea, unless you have a specific idea of quality of materials/interior finishes and detail of site layout, location and availability of labor any answer would be a guess. I’m guessing around $50-$60 sq ft with a basic interior if you do every bar the trades that where mentioned above.

So... for the better part of a decade, I have built and sold custom homes in the Bay Area. Here's what I tell sweet doe-eyed couples who come into my beautiful new modern homes and start talking to me about how they are there for design ideas because they will are smart and savvy and will be building their own to capture the "sweat equity". Don't do it. It has been my experience that the market is actually pretty well optimized such that an inexperienced homeowner contracting with a solid GC who can properly mitigate your risks will end up building at roughly the same cost as if you were to buy the product retail from a more seasoned developer. In other words, you will not get paid for your time, substantial financial risk and stress. You may get a home customized to your tastes but it is rarely worth the aggravation. Either be in this business to make a profit as your primary career choice or just get a solid agent to find you an available home. Any profit I make is a direct result of experience and being able to optimize the variables along the way in a manner that is not available to you even if it's the second or third house you've built. There are many variables to each site and costs (both for labor and materials) tracking is a moving target.With respect to Michael Cheng (whom I know personally) it is not possible to build for $130/ft anymore even by the leanest, meanest team out there because of rapidly escalating material costs. $145 is the new target and as he points out it excludes land costs, financing costs, contingency reserves, utilities, design, engineering, permit fees, etc.I leave you with one last thought. Some of the best deals I've picked up are the projects that never got finished because of failures on the part of the general contractor or homeowner.
