Possible Relocation to Clermont, Florida?

Clermont is very nice - Hills, Lakes, still a small townness to it. But it does have explosive growth - Hills once covered with citrus are now covered with houses. It is 30 miles from the Orlando core and depending on where you work, the commute can be a nightmare - Easily an hour, but most days would be less than that. If you can afford the gas, and can afford the time out of your life commuting, Clermont is a fine option. Other places to consider in the same vein - Oviedo, Lake Mary, Sanford.

Close in Consider Most Neighborhoods in the Boone, Edgewater or Winter Park School High School districts. (But not many new homes in these areas, and it is higher priced real estate than in the outer suburbs)
A bit further out Dr. Phillips HS, Colonial HS, and University HS serve some very nice neighborhoods.

As for Gated Communities I suppose they are safer. But I live in a 30 year old ungated Subdivision of large homes, not far from the core of the city. There has been 1 burglary in 11 years on my street.

There are safe family neighborhoods everywhere close in and far out. I think it is important in these days of high growth, high gas prices and significant traffic woes to be close to your work. So without knowing where that is exactly, and without knowing your price range it is hard to recommend. But any good Realtor will be able to advise you once they have those details.

A multi-unit dwelling is being built in the same place where a one family house once stood. Doesn't the law say you could only build a one family house if the property was originally only one family?

Nope! Nope! Nope! It depends upon the zoning for that property, and the surrounding properties. It also depends upon what is meant by “private property”.In the United States Constitution, it says basically that “property shall not be taken without just compensation. Zoning is a form of regulation that says what can and can not be built upon private property. Basically if the regulation of the land by zoning leaves very a few if any options for the landowner - the property could be considered “taken” and now the local government has to pay for it - meaning there will be a court fight. Basically the owners of the property has to be able to do some things - “as of right” - in order to fully feel that they “own” the property.One could designate whole areas as ‘single family homes” within the category of residential. but that would mean that the local planning office would be “locked in” - because later changing zoning designations would be fought in court. Because a kind of value has been been associated with that zoning designation.One could designate whole areas of land as residential allowing buildings of certain heights with certain yard, side and parking requirements that allow single family, two-family, or low-rise multiple family buildings - all related to the size of property purchased. That way a variety of housing types can be accommodated with a variety of income levels - without swamping the local planning office with hundreds of zoning variances and decisions, and court cases.It is also very true that plenty of people want to control “other people’s property” without having those same controls placed upon themselves and their usage of their own property.
