Is this a real Texas law?

There is a long standing story told in my family, I want to know if it is Myth or Fact.

They say that there is a law still on the books in Texas that a man can tie is wife to a bush (not a try) once a week (but no more) and beat her with a stick no larger than his thumb. True or False....Yes I know the idea of beat you wife is horrible and I would probably shoot my husband if he tried it. We are a family of cops with an odd sense of humour and I was just wondering if this is just a twisted joke or real. Please no posting on how horrible I am, or how bad it is. I know there are battered women out there and men who do that should be locked up. Please just answer this if you know, or think you know..

How long should I prepare for the real estate exam?

As little time as possible to pass. That may sound obvious, but a lot of people approach the exam like a school exam, wanting to make an "A" the first time. Don't waste your time on this. You only need to pass and failing does not stay with you or predict your chances of success in the business. (As a diligent student it was hard for me to accept this, but the faster you can get done with this and into the actual business, the better). I've seen agents ace the exam and then leave the business months later. Others struggle to pass and make excellent agents. The tests I have taken (in Texas, New Jersey and New York) are set up to be tricky and to test your ability to spot and navigate trick questions, not to test your actual knowledge of useful real estate laws and practices. I'm not dismissing the importance of the law or contract knowledge. Not at all. Being proficient and knowledgeable as an agent is of the most grave importance. But you will learn better on the job from a good mentor/broker and from reading the contracts than you will from studying for the exam. So my suggestion is this: Find out how many times and how frequently you are allowed to take and fail the exam in your state before they require a long waiting period, or that you retake your education requirement. If the answer is three, for example, take it once acknowledging that you are likely to fail. If you do, you at least have an idea of how the questions will be phrased. Then study the sections you struggled most with and retake it. If the answer is you can take it every day for 3 weeks straight until you pass, then get after it and fail as many times as you must to eventually pass. If you are struggling with contract questions, the best study method is to read the contracts and write a one sentence summary of each section of how you would explain this to someone in plain English. Find an agent to help you, perhaps someone from a firm that is trying to recruit you after you pass? Have them correct your errors and explain as needed. Don't be afraid to fail. You'll learn to love rejection and failure as part of the business. They're just steps on the path to success. You can lose a lot of battles as an agent and still win the war. No. State of Texas will run their background first…. Not only real estate license…. Teacher certificate do run background too. Nurses, doctors, and more.If there is no background check on real estate. They would break law such as selling properties or lands that doesn’t belong to them. Failure to disclose that property couldn’t be sold since the land is a former wasteland or attack or kill customers. Also, cheat on taxes………. All laws broken and their license will be revoked.

How do I get my Texas real estate license and become a Realtor?

To obtain a TX Real Estate License you must first determine how many courses you need. 5 or 7.

TREC determines whether you need 5 (150 hours) or 7 (210 hours) courses depending on whether you have the necessary qualifying college credits or not. If you have at least two college courses then you may only need 5 courses (150 hours).

Online real estate license courses are the quickest and easiest way to get your license. You can go as quickly or as slowly as you like. TREC has no minimum time requirements for a 30 hour course. The average time of completion is about 1 week per course but many students finish the courses much faster as the courses are completely self-paced. Some students finish all of the courses in 1 week.

There are two different formats for online courses: FLASH and PDF

FLASH: Graphical and interactive with sound and more of a participation process but a bit slower format.
PDF: book format with online quizzes. Designed for the student that wishes to go faster.

If it is determined that you need 5 courses then you will take the following:

Includes 4 required Core Classes plus the 1 required elective course:
Principles I
Principles II
Texas Law of Agency
Texas Law of Contracts
Finance I (elective)

If it is determined that you need 7 courses then you will take the following:
Principles I
Principles II
Texas Law of Agency
Texas Law of Contracts
Finance I (elective)
Marketing I (elective)
Marketing II (elective)

Once you complete the courses you will forward all completion certificates from the school to TREC, fill out an online application, get fingerprints, study and then take the final state exam in person. If you pass the exam you will now receive a Texas Real Estate Salesperson's License.

You will now need to hang your license with a broker for your license to become active.
