We Are Done With Everything On Selling Our House. But They Want A Walk In 3 Days Before Signing The

My house sold in 2 days, I have since changed my mind, there had been 1 inspection what can I do?

are you asking how do you now back out of the sales contract after you accepted the offer?

read your contract but it might be impossible to do, your only hope is that after the inspection the buyers come back and ask for either repairs or a reduction in the sales price at that point you can say no to the reduction or repairs and hope they back out of the deal

note: if you try to back out of the deal the buyers can sue under specific performance and the court can force you to sell the the buyers for the agreed upon contract

Buyers of our house keep pushing out the closing date.?

We got an offer on our house in 3 days after listing. They needed 45 days for closing because of the type of loan they got. (A VA loan I believe?) Anyway, they did the inspections, we made all of the minor repairs and we were supposed to close last week. They called the day before which was the last day for due diligence and said they wanted to push the due diligence date back as well as the closing for 2 weeks. Meanwhile, we have already moved out of the house! Our agent knew the broker they were using for their loan and we found out everything was perfect with their loan and they had no explanation for the later date. They have now passed the due diligence date but WILL NOT give us a closing date. What do we do?? What are our options at this point? If they pull out now will we definitely get the earnest $? We are paying rent AND mortgage AND all the utilities at this point. So frustrating.

I just bought a car but don't want it anymore!?

For the thousandth time...

THere is NO "72 hour cooling off period" when it comes to car purchases. Not 72 hours, 72 minutes, even 72 seconds. Once ink is on paper you have made a binding contract. You do not have the *right* to undo the contract.

You can go to the dealership and talk to them. Explain that you are not happy with the car, and ask if yo ucan change to something else. Its unlikely they will just tear up the contract and send you on your way. Most likely they will want you to pick another vehicle from their inventory. But remember, they dont HAVE to do anything. They are holding all the cards on this. Even if you refuse to give the down payment, they can sue you for it since its on the contract. So, this is where nice, calm, and rational discussions prevail. Talk to them, try to get to a mutually beneficial arrangement. Otherwise, enjoy the new car.

What is the fast way to sell house in Philadelphia?

The best and fastest way to sell your house in Philadelphia is to deal with a real estate investor. Going the "traditional" route with a real estate agent can take anywhere from 90 to 180 days.... 3 to 6 months. And if you need to sell your house like yesterday that's too much time. Too much time that you may not have. When selling your property to an investor it's as simple as them making offer (and if need be prices can be negotiated so everybody walks away happy) both parties coming to an agreement and in 2 weeks you walk away with a check and walk away from your property. If you're looking for a fast way to sell your house 2 weeks definitely sounds a lot better than 3 to 6 months. Please don't forget real estate investors will buy your property AS IS. You don't have to fix ANYTHING to make the house "sellable". Save yourself time, money and effort by selling your house to an investor. Check out www.noknowshouses.com and get an all cash offer on your property within 24 hours. If you like the offer get paid for your house in 2 weeks.... Yup in 14 days be done with your property and walk away with a fat check. Call or text 267-908-3860 and sell your house this week!
